NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Delaware County, Indiana, in Cause No. 18C05-2508-MF-000097 wherein Wells Fargo USA Holdings, Inc., Successor by Merger to Wells Fargo Financial Indiana, Inc. was Plaintiff, and James E. Krupp, Deceased; Unknown Heirs and Devisees of James E. Krupp, Deceased; Estate of James E. Krupp, Deceased were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 11th day of February, 2026, at the hour of 10:00 AM or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Delaware County, Indiana.
Lot numbered eight (8) in Block J, in William Harris Subdivision, an Addition to the city of Muncie, as shown by plat book 2, page 51 in the Recorder's Office of Delaware County, Indiana, saving and excepting therefrom four (4) feet of equal width off of the entire North side thereof, and excepting also that portion of said lot taken by the City of Muncie for the widening of Walnut Street.

Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
