NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 26 Perry Street, Dartmouth, MA 02748
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Erin E Cashman to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Plaza Home Mortgage Inc., and now held by Lakeview Loan Servicing, LLC, said mortgage dated March 25, 2013 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 10729, Page 273, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. ("MERS") as mortgagee, as nominee for Plaza Home Mortgage, Inc. to Lakeview Loan Servicing, LLC by assignment dated December 1, 2023 and recorded with said Registry of Deeds in Book 14858, Page 183; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 20, 2025 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land situated on the south side of Perry Street, Dartmouth, Bristol County, Commonwealth of Massachusetts, known and numbered as 26 Perry Street, with the buildings thereon, bounded and described as follows:
BEGINNING at the Northeast corner of the lot to be conveyed at a point in the Southerly line of contemplated Perry Street 437 feet westerly from the Southwest corner of contemplated Perry Street and Russells Mills Road;
Thence running Southerly One Hundred thirty six and 2/100 (136.02) feet for a corner;
Thence running Westerly Forty and 35/100 (40.35) feet for a corner;
Thence running Northerly One Hundred Forty One and 15/100 (141.15) feet to Perry Street;
Thence running Easterly Forty (40) feet in the Southerly line of Perry Street to the point of beginning; and
CONTAINING 20.37 square rods, more or less.
For title see Deed recorded with the Bristol S.D. Registry of Deeds in Book 9295 Pg 334.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
