NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 320-322 Old Bedford Road, Westport, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ahmed Mahmoud to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for LendSure Mortgage Corp. its successors and assigns and now held by Citibank, N.A. as Trustee for EFMT 2022-4 Mortgage Pass Through Certificates, Series 2022-4, said mortgage dated June 21, 2022, and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14379, Page 178, as affected by an Assignment of Mortgage dated September 5, 2024, and recorded in the Bristol County (Southern District) Registry of Deeds in Book 15092, Page 33, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 1, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Westport, Massachusetts, with all the buildings and improvements thereon, bounded and described as follows:
Beginning at a point on the northerly side of Old Bedford Road at the southwest corner of the parcel to be described;
thence running N 17° 32' 33" E a distance of two hundred eighty-three and 51/100 (283.51) feet to a drill hole set in a wall:
thence turning and running S 75° 12' 49" E a distance of two hundred forty-three and 61/100 (243.61) feet to a drill hole;
thence turning and running S 14° 47' 11" W a distance of fifty (50) feet;
thence turning and running S 6° 01' 06" W a distance of two hundred thirty-five and 64/100 (235.64) feet to a stake at the northerly side of Old Bedford Road;
thence turning and running N 75° 16' 17" W by said Old Bedford Road a distance of two hundred ninety-three and 16/100 (293.16) feet to the point and place of beginning.
Containing 75,064 square feet of land, more or less.
However otherwise described being Parcel "A" on "Plan of land in Westport, Mass. Owned by Doris J. Donnelly, dated September 2, 1986, Allen D. Quintin, R. P. L.S." which plan is recorded with the Bristol County South District Registry of Deeds in Plan Book 114 Page 158.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor's Title see deed dated June 17, 2022, and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14379, Page 175.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
