By virtue and in execution of the Power of Sale contained in a certain mortgage given by Edith Barthelemy to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Homeside Financial, LLC, and now held by PNC Bank, National Association, said mortgage dated April 19, 2021 and recorded in the Plymouth County Registry of Deeds in Book 55141, Page 54, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Homeside Financial, LLC to PNC Bank, National Association by assignment dated March 17, 2023 and recorded with said Registry of Deeds in Book 57754, Page 42; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 15, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Brockton, Plymouth County, Massachusetts, with the buildings thereon situated on the Easterly side of Tilton Avenue, bounded and described as follows:
Beginning at a stone bound at the corner of said Tilton Avenue and Levering Street; thence Easterly in the Southerly line of said Levering Street one hundred sixty-five (165) feet to a stake; thence Southerly by land now or formerly of one Tilton sixty-five (65) feet to a stake; thence Westerly by other land now or formerly of said Tilton one hundred sixty-five and 7/100 (165.07) feet to the Easterly line of said Tilton Avenue; thence Northerly in the Easterly line of said Tilton Avenue sixty-five (65) feet to the point of beginning;
Being Lot #54 on Plan of Pleasant Park, Brockton, Mass., Rufus E. Tilton, June 1895, which plan is filed with the Plymouth County Registry of Deeds in Plan Book 1, Plan 170.
Being the same property conveyed to Edith Barthelemy by Quit Claim Deed from Helena Monteiro, f/k/a Helena Fortes, Individually, dated August 9, 2016, recorded on August 9, 2016 as Book 47298, Page 61, Instrument 00068922.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
