NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Taisha Crayton, Dawud Crayton to Mortgage Electronic Registration Systems, Inc., as nominee for First Franklin a division of National City Bank, dated October 31, 2006 and recorded in the Plymouth County Registry of Deeds in Book 33615, Page 9, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc. to U.S. Bank, National Association, as successor trustee to Bank of America, N.A. as successor by merger to LaSalle Bank N.A., as Trustee for First Franklin Mortgage Loan Trust, Mortgage Loan Asset-Backed Certificates, Series 2006-FF18, recorded on July 7, 2009, in Book No. 37459, at Page 95
U.S. Bank, National Association, as successor trustee to Bank of America, N.A. as successor by merger to LaSalle Bank N.A., as Trustee for First Franklin Mortgage Loan Trust, Mortgage Loan Asset-Backed Certificates, Series 2006-FF18 to U.S. Bank Trust Company, National Association, as Trustee, as successor-in-interest to U.S. Bank National Association, as trustee, in trust for registered holders of First Franklin Mortgage Loan Trust, Mortgage Loan Asset-Backed Certificates, Series 2006-FF18, recorded on May 22, 2025, in Book No. 59971, at Page 175
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 4:00 PM on March 3, 2026, on the mortgaged premises located at 199 Cherry Street, Bridgewater, Plymouth County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
A certain parcel of land situated on the Southerly side of Cherry Street in Bridgewater, Plymouth County, Massachusetts and being shown as Lot 12 on plan entitled "Plan of Land in Bridgewater, Mass. Drawn for Paul S. & Phyllis N. Lehtola Scale 1-30", March 20, 1979 Brant S. Haworth Associates" recorded in Plymouth County Registry of Deeds in Plan Book 22, Page 293.
Lot 12 is further bounded and described according to said plan as follows:
Northerly By Cherry Street, one hundred fifty and 00/100 (150.00) feet;
Easterly by land now or formerly of Paul S. and Phyllis N. Lehtola, two hundred sixty-eight and 00/100 (268.00) feet;
Southerly by land now or formerly of Paul S. and Phyllis N. Lehtola, one hundred seventy-four and 78/100 (174.78) feet; and
Westerly by Lot 13, two hundred seventy-two and 41/100 feet.
Containing 43,612 square feet more or less, according to said plan.

These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
