NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Vivienne C. McMullen to Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Financial, Inc., dated December 13, 2005 and recorded in the Essex County (Southern District) Registry of Deeds in Book 25192, Page 284, as modified by a certain modification agreement recorded on March 2, 2018, and recorded with said Essex County (Southern District) Registry of Deeds in Book 36564, Page 239, of which mortgage the undersigned is the present holder, by assignment from:

Select Portfolio Servicing, Inc. to Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2019-4, recorded on September 17, 2025, in Book No. 42951, at Page 586 for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 1:00 PM on March 4, 2026, on the mortgaged premises located at 47 Corning Street, Beverly, Essex County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
Two parcels of land with the buildings thereon situate in Beverly, Essex County, Massachusetts, bounded and described as follows:
PARCEL ONE:
A certain parcel of land, together with the buildings thereon in said Beverly, shown as Lot A on a plan marked, "Minor Definitive Plan Newbury Street Ext. in Beverly, MA.", dated May, 1989, drawn by Civil Sites Associates, Inc., 349 Salem Street, Wakefield, MA 01880, owner and applicant: Michael Grasso, which plan is recorded with Essex South District Registry of Deeds in Plan Book 260, Plan 86.
Containing approximately 29,038 square feet of land, more or less, according to said plan.
PARCEL TWO:
The land on the Northerly side of Private Way, so called, shown on the above-referenced plan as Lot F on said Private Way on said plan.
Subject to and together with the benefit of a right of way over the Private Way, so called, for all purposes that streets and ways are commonly used in the City of Beverly.
Subject to and with the benefit of all rights, easements, agreements and restrictions of record so far as same may now be in force and applicable.
For mortgagor's(s') title see deed recorded with Essex County (Southern District) Registry of Deeds in Book 16237, Page 97.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O.
