MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Thomas P. Koolen and Debra Aurelio to Option One Mortgage Corporation, dated May 18, 2005 and recorded in Bristol County (Fall River District) Registry of Deeds in Book 5868, Page 233 (the “Mortgage”) of which mortgage Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2005-3, Asset-Backed Certificates, Series 2005-3 is the present holder by Assignment from American Home Mortgage Servicing, Inc. as successor-in-interest to Option One Mortgage Corporation to Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2005-3 Asset-Backed Certificates, Series 2005-3 dated August 15, 2008 and recorded at said Registry of Deeds in Book 7014, Page 138, and Confirmatory Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2005-3, Asset-Backed Certificates, Series 2005-3 dated May 19, 2010 and recorded at said Registry of Deeds in Book 7539, Page 230, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 123 Calef Avenue, Swansea, MA 02777 will be sold at a Public Auction at 4:00 PM on March 2, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Swansea, County of Bristol, Commonwealth of Massachusetts, with the buildings and improvements thereon, bounded and described as follows:
PARCEL 1
Being Lot 25 and part of lot 26 on a plan entitled "Calef Park Plot, belonging to Herbert C. Calef, by Wolstenholme and Buffington, April 1910" which plan is recorded in the Fall River District Registry of Deeds, Plan Book 8, Page 14, and bounded and described as follows:
Southwesterly by Calef Avenue, 90.00 feet; northwesterly by part of Lot 26 as shown on said plan, 96.91 feet; Northeasterly by land of owners unknown as shown on said plan, 90.02 feet; Southeasterly by lot 24, 95.02 feet; containing 8636 square feet of land, more or less, according to said plan.
PARCEL 2
Being lot 24 on the above mentioned plan, bounded and described as follows:
Northerly by land now or formerly of Howard S. Gardener, 50.01 feet; Easterly by lot 23 on said plan, 93.97 feet; Southerly by Calef Avenue 50.00 feet; Westerly by lot 25 on said plat 95.02 feet; Containing 4725 square feet of land.
Subject to and with the benefit of all restrictions, easements, rights, stipulations and agreements of record, if any, in so far as the same are now in force and applicable.
For mortgagor’s title see deed recorded with the Bristol County (Fall River District) Registry of Deeds in Book 5868, Page 232.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
