NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 49 Liberty Street, Rockland, MA 02370
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jordan S Brady, Brett Sean Brady, and Victor Max Gutierrez, to Mortgage Electronic Registration Systems, Inc., as nominee for Movement Mortgage, LLC, and now held by Carrington Mortgage Services LLC, said mortgage dated March 27, 2023 and recorded in the Plymouth County Registry of Deeds in Book 57778, Page 107, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Movement Mortgage, LLC to Movement Mortgage, LLC by assignment dated January 11, 2024 and recorded with said Registry of Deeds in Book 58599, Page 264; said mortgage was assigned from Movement Mortgage, LLC to Carrington Mortgage Services, LLC by assignment dated February 26, 2025 and recorded with said Registry of Deeds in Book 59724, Page 102; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 13, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
FIRST PARCEL beginning at a bound in the easterly line of said Liberty Street at the southwesterly corner of land formerly of Azro Wyman, thence running
NORTHEASTERLY by said Wyman land, 196 feet; thence running
SOUTHEASTLERLY by land now or formerly of Eustace, 120 feet; thence running
SOUTHWESTERLY by land now or formerly of Henry W. Mansfield, 197 feet to said Liberty Street; thence running
NORTHWESTERLY by said Liberty Street, 120 feet to the point of beginning.
Containing .54 acres, more or less, be any or all of said contents and measurements more or less.
SECOND PARCEL bounded and described as follows:
WESTERLY by Liberty Street, 38 feet;
NORTHERLY by land now or formerly of John Atkoohunas, 195.75 feet;
EASTERLY by land now or formerly of the Home Market Club, 38 feet; and
SOUTHERLY by land now or formerly of Chester O. Bennett et ux, 195.98 feet.
For title, see deed recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated March 28, 2023 and recorded in the Plymouth County Registry of Deeds in Book 57778, Page 101.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
