NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 58 Chandler Street, Holbrook, MA 02343
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Richard J O'Brien Jr. to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Allied Mortgage Group, Inc., and now held by Servis One, Inc. d/b/a BSI Financial Services, said mortgage dated February 3, 2022 and recorded in the Norfolk County Registry of Deeds in Book 40305, Page 468, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Allied Mortgage Group, Inc. to Servis One, Inc. d/b/a BSI Financial Services by assignment dated March 21, 2025 and recorded with said Registry of Deeds in Book 42307, Page 534; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 12, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the buildings thereon now known as and numbered 58 Chandler Street, situated in Holbrook, Norfolk County, Massachusetts, bounded and described as follows:
NORTHERLY by Chandler Street, eighty-four and five tenths (84.5) feet;
EASTERLY by Garfield Road, ninety-nine (99) feet;
SOUTHERLY by land now or formerly of Phillips, eighty-four and five tenths (84.5) feet;
WESTERLY by land now or formerly of John Hanifer, (99) feet.
Excepting from the above-described parcel such portion, if any, taken by the Town of Holbrook for the layout of Garfield Road, as described by instrument recorded with the Norfolk Deeds, Book 1144, Page 32.
For title see Book 39583, Page 493.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated June 23, 2021 and recorded in the Norfolk County Registry of Deeds in Book 39583, Page 493.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
