By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jean Vilme and Marie Thevenin to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for American Home Mortgage, and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust, said mortgage dated May 11, 2005 and recorded in the Plymouth County Registry of Deeds in Book 30529, Page 208, as affected by a Loan Modification dated June 21, 2022 and recorded in the Plymouth County Registry of Deeds in Book 58618, Page 242; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., solely as nominee for American Home Mortgage to Federal National Mortgage Association by assignment dated February 17, 2017 and recorded with said Registry of Deeds in Book 48135, Page 227; said mortgage was assigned from Federal National Mortgage Association to MTGLQ Investors, LP by assignment dated February 21, 2020 and recorded with said Registry of Deeds in Book 52375, Page 274; said mortgage was assigned from MTGLQ Investors, L.P. to Wilmington Savings Fund Society, FSB, as Owner Trustee of the Residential Credit Opportunities Trust VI-A by assignment dated March 4, 2022 and recorded with said Registry of Deeds in Book 56549, Page 253; said mortgage was assigned from Wilmington Savings Fund Society, FSB, as Owner Trustee of the Residential Credit Opportunities Trust VI-A to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust by assignment dated January 8, 2025 and recorded with said Registry of Deeds in Book 59711, Page 212; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 12, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and buildings in Brockton, Plymouth County, Massachusetts, being lot 43 on plan of "Pine Street Lots belonging to J.C. Snow, Brockton, Massachusetts", drawn by E.L. Brown, C.E., June 27, 1887 and recorded with Plymouth County Registry of Deeds to which plan reference is hereby made for a more particular description.
For title see Plymouth Registry of Deeds Book 24506 and Page 2-3
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated March 17, 2003 and recorded in the Plymouth County Registry of Deeds in Book 24506, Page 2.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
