MORTGAGEE’S NOTICE OF SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Rhonda K. McLaughlin and Anthony V. McLaughlin, Jr. to Ascella Mortgage, LLC, dated May 16, 2006 and recorded with the Plymouth County Registry of Deeds at Book 33706, Page 192, subsequently assigned to WMC Mortgage Corp. by Ascella Mortgage, LLC by assignment recorded in said Plymouth County Registry of Deeds at Book 37953, Page 207, subsequently assigned to Mortgage Electronic Registration Systems, Inc. (MERS), its successors and assigns by WMC Mortgage Corp. by assignment recorded in said Plymouth County Registry of Deeds at Book 37953, Page 210, subsequently assigned to Wells Fargo Bank, National Association as Trustee under Pooling and Servicing Agreement Dated as of October 1, 2006 Securitized Asset-Backed Receivables LLC Trust 2006- WM2 Mortgage Pass-Through Certificates, Series 2006-WM2, by Mortgage Electronic Registration Systems, Inc (MERS) by assignment recorded in said Plymouth County Registry of Deeds at Book 38910, Page 155 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 1:00 PM on March 6, 2026 at 8 Tony Terrace, Bridgewater, MA, all and singular the premises described in said Mortgage, to wit:
The land in Bridgewater, Plymouth County, Massachusetts being Lot 18 situated on the northerly side of Tony Terrace as shown on a plan of land entitled "Lot layout of Tommi Ann's Place, Phase II in Bridgewater, MA Record Owner and applicant: Thomas and Sandra Lombardo, 1141 Washington, East Bridgewater, MA 02333" prepared by Patrick C. Garner, Inc., Engineering & Development Services and duly recorded with Plymouth County Registry of Deeds on Plan 314 of 1989 in Plan Book 32, Page 191, Sheets 1-6.
Said Lot 18 is more particularly bounded and described as follows:
Southerly by Tony Terrace as shown on said plan, 151.00 feet;
Westerly by Lot 17 as shown on said plan, 244.49 feet;
Northwesterly by Lot 24 as shown on said plan, 140.00 feet;
Northerly by Lot 23 as shown on said plan, 40.00 feet; and
Easterly by Lot 19 as shown on said plan, 294.60 feet.
Containing 43607 square feet, more or less, according to said plan.
This lot is conveyed together with the right to pass and repass over Tony Terrace and Tomi Ann Terrace for all purposes for which streets and ways are or may be used in the Town of Bridgewater together with all others lawfully entitled thereto.
The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
