MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Sandra Creedon to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Countrywide Bank, FSB., its successors and assigns, dated November 13, 2007 and recorded in Plymouth County Registry of Deeds in Book 35309, Page 251 (the “Mortgage”) of which mortgage NewRez LLC d/b/a Shellpoint Mortgage Servicing is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Countrywide Bank, FSB., its successors and assigns to NewRez LLC DBA Shellpoint Mortgage Servicing dated May 23, 2025 and recorded at said Registry of Deeds in Book 59981, Page 63, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 337 Winter Street, Bridgewater, MA 02324 will be sold at a Public Auction at 2:00 PM on March 9, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in Bridgewater, Plymouth County, Massachusetts, on the Southeasterly side of Winter Street, and shown as Lot 4 on a "Plan of Land in Bridgewater, Plymouth County, Mass., Surveyed for John Chuckran, Scale 1" = 50', January 8, 1976, G-H-R Engineering Corporation, New Bedford, Mass.," which plan is duly recorded with Plymouth County Registry of Deeds in Plan Book 18, Page 983, as No. 280 of 1976, and said Lot 4 is more particularly bounded and described, according to said plan, as follows:
NORTHWESTERLY by Winter Street, there measuring one hundred sixty-seven and 91/100 (167.91) feet;
EASTERLY by land of said Town of Bridgewater, as shown on said plan, fifty-five and 93/100 (55.93) feet;
NORTHERLY by land of said Town of Bridgewater, as shown on said plan, one hundred seventy-eight and 44/100 (178.44) feet;
EASTERLY by Lot 5 and a portion of Lot 6, as shown on said plan, there measuring two hundred seven and 71/100 (207.71) feet; and
SOUTHWESTERLY by Lot 3, as shown on said plan, there measuring in two lines a total distance of three hundred thirty-seven and 54/100 (337.54) feet.
CONTAINING 43,560 square feet of land, according to said plan.
For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 12217, Page 90.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
