ZONING BOARD OF APPEALS
The Wayland Zoning Board of Appeals will hold a public hearing on April 14, 2026, at 7:00 p.m. to consider the following new applications. The hearing will be conducted in person at the Wayland Town Building and remotely via Zoom. Case #26-06 | 7:00 p.m.
Application of Claire and Paul Morette for the property at 125 Dudley Road (Parcel ID 47A-071), located in the Single Residence R-20 District in Wayland. The applicant seeks a Special Permit and/or other applicable zoning relief under the Wayland Zoning Bylaw to construct an addition to the existing dwelling. The property contains a pre-existing nonconforming structure that does not comply with the required 30-foot front yard setback. The proposed addition would increase the gross floor area of the structure by 39.87%, which exceeds the 20% expansion limit for nonconforming structures under Section 198-401.1.3.2 of the Wayland Zoning Bylaw by 19.87%. The proposal would also result in a four-story structure, which exceeds the maximum 2½-story height permitted in the R-20 District. The applicant is therefore requesting zoning relief.

Application of Catfish Corner, LLC (property owner) and Dr. Caroline Pinsky, (operator of Wayland Animal Clinic) for the property at 6 Winter Street (Parcel ID 51D -072), located in the Single Residence R-20 District in Wayland. The applicant seeks a renewal of a Special Permit under the Wayland Zoning Bylaw to continue operating the Wayland Animal Clinic at this location. The clinic has operated continuously at this property since 1972 pursuant to prior Zoning Board of Appeals approvals.
As part of this application, the applicant also requests an amendment to an existing condition of approval to modify the permitted staffing levels. The current decision allows a maximum of three doctors and six support staff on the premises at one time. The applicant proposes to amend this condition to allow a maximum of four doctors and thirteen support staff on the premises at one time. The applicant also requests that the Special Permit be renewed for a ten-year period.

Application of Mary and Bryan Farley for the property at 30 Cochituate Road (Parcel ID 23-097), located in the Single Residence R-30 District in Wayland. The applicant seeks a Special Permit and/or other applicable zoning relief under the Wayland Zoning Bylaw to construct a detached barn to be used as a two-car garage with a storage loft.
The property is a pre-existing nonconforming lot with respect to lot area and frontage. The proposed structure would have a side yard setback of approximately 6 feet along Millbrook Road, where 30 feet is required, and the applicant is therefore requesting zoning relief. The proposed barn would have a height of approximately 22 feet, and the total lot coverage would increase from approximately 9.1% to 13.6%, which remains below the maximum permitted lot coverage in the district.

Application of Rama and Srinivasan Ravi for the property at 35 Snake Brook Road (Parcel 52-049), located in the Single Residence R-30 District in Wayland. The applicant seeks a Special Permit under the Wayland Zoning Bylaw to renovate and expand the existing single-family dwelling, including a rear addition and construction of a second floor. The proposed project would increase the lot coverage from approximately 14% to 23%, exceeding the 20% maximum lot coverage. The existing dwelling is on a pre-existing nonconforming lot with respect to minimum lot area and frontage requirements.
