NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 111 Jacob Street, Brockton, MA 02302
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Geraldine Adams to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Eastern Bank, and now held by Carrington Mortgage Services, LLC, said mortgage dated August 30, 2021 and recorded in the Plymouth County Registry of Deeds in Book 55561, Page 308, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Eastern Bank to Embrace Home Loans, Inc. by assignment dated March 25, 2022 and recorded with said Registry of Deeds in Book 56611, Page 265; said mortgage was assigned from Embrace Home Loans, Inc. to Carrington Mortgage Services, LLC by assignment dated May 2, 2023 and recorded with said Registry of Deeds in Book 58348, Page 180; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 14, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Brockton. Plymouth County Massachusetts, with the buildings thereon being Lot No. 5 on Plan of "Pine Street Lots" belonging to J.C. Snow. Brockton, Mass. drawn by E.L. Brown, C.E. June 27, 1888. fled with the Plymouth County Registry of Deeds.
Said lot is situated on the westerly side of Jacob Street measuring sixty (60) feet on said street and running back from the westerly line thereof one hundred seventy (170) feet: bounded on the north by Lot No. 6 on said plan; on the south by Lot No. 4 on said plan; and on the east by said street. Being the property numbered 111 Jacob Street.
Also a certain parcel of land adjoining the above on the westerly side of said Jacob Street measuring (30) feet on said street and running back from the westerly line thereof one hundred seventy (170) feet being bounded on the north by the above lot: on the south by the remaining portion of Lot No. 4 on said plan; and on the east by the street. Being the northerly half of Lot No. 4 on said plan.
For title reference see deed to be recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated August 25, 2021 and recorded in the Plymouth County Registry of Deeds in Book 55561, Page 306.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
