NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 411 Fifth Street, Fall River, MA 02721
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Maria Pires a/k/a Maria Vaz Pires to Home123 Corporation, and now held by Deutsche Bank National Trust Company, as Indenture Trustee for New Century Home Equity Loan Trust 2006-1, said mortgage dated November 25, 2005 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 6109, Page 149, said mortgage was assigned from Home123 Corporation to Deutsche Bank National Trust Company, as Indenture Trustee for New Century Home Equity Loan Trust 2006-1 by assignment dated December 17, 2012 and recorded with said Registry of Deeds in Book 8112, Page 184; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 14, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land, with the buildings thereon, situated in the City of Fall River, County of Bristol and Commonwealth of Massachusetts, bounded and described as follows:
Beginning at a point on the Westerly line of Fifth Street and being the Southeasterly corner of the lot to be described and further, being the Northeasterly corner of land now or formerly of Barry Cooperstein; thence running Northerly along Fifth Street Ninety (90) feet for a corner; thence turning and running Westerly Fifty-two (52) feet for a corner by other land of these grantors; thence turning and running Southerly sixty (60) feet to a point by other land of theses grantors; thence turning and running Westerly Forty-Five and 75/100 (45.75) feet to a corner by other land of these grantors and to land now or formerly owned by one Fournier and one Medeiros; thence turning and running Southerly Thirty (30) feet to a point by land now or formerly of Medeiros and Medeiros; thence turning and running Easterly Ninety-seven and 74/100 (97.74) feet to the point of beginning, containing 6,053 square feet of land.
Said parcel is know and designated as Parcel 1 in a certain Zoning Variance Plan prepared for: Raul and Lorraine DeMelo and John and Emily DeMello in Fall River, Massachusetts Date: May 1987 recorded with the Plan Book records in the Bristol County Fall River District Registry of Deeds in Plan Book 89, Page 51.
For title reference, see deed recorded with said Registry of Deeds in Book 6002, Page 224.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
