MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Leonard A. Landry and Pauline C. Landry to Financial Freedom Senior Funding Corporation, a Subsidiary of Lehman Brothers Bank, FSB, dated December 12, 2003 and recorded in Worcester County (Worcester District) Registry of Deeds in Book 32482, Page 38 (the “Mortgage”) of which mortgage Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB1 is the present holder by Assignment from Financial Freedom Senior Funding Corporation, a Subsidiary of Lehman Brothers Bank, FSB to Mortgage Electronic Registration Systems, Inc., its successors and assigns, as nominee for Financial Freedom Acquisition, LLC dated September 25, 2009 and recorded at said Registry of Deeds in Book 44930, Page 392, and Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Financial Freedom Acquisition, LLC, its successors and assigns to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB1 dated October 3, 2025 and recorded at said Registry of Deeds in Book 72643, Page 60, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 192 Elm Street, Blackstone, MA 01504 will be sold at a Public Auction at 11:00 AM on May 8, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
192 Elm Street, Blackstone, Worcester County, Massachusetts
The land in said Blackstone, with the buildings thereon, on the easterly side of said Elm Street, bounded and described as follows:
Beginning at the northwesterly corner of this lot at an iron post in the easterly line of Elm Street, that is also the southwesterly corner of land of one Lareau:
thence S. 21° E., 204 feet, with easterly line of Elm Street to a stake;
thence S. 89 1/2° E., 535.5 feet to a pipe;
thence same course about 50 feet to westerly bank of Mill River;
last two (2) lines are with land of Allen G. Faneuf et ux;
thence northerly, up stream about 196 feet with westerly bank of Mill River to a fence at land of said Lareau;
thence N. 89 1/2° W. 666 feet with old fence and land of said Lareau to iron post in easterly line of Elm Street at point or place of beginning.
Containing 2.85 acres, more or less.
Being all the premises conveyed to the grantors by deed of Curtis E. Ditson, dated December 3, 1945, recorded with Worcester District Deeds, Book 2979, Page 525, and a portion of the same premises conveyed to grantors by deed of Darius F. Allaire, dated September 10, 1958, recorded with said Deeds, Book 3968, Page 292.

For mortgagor’s title see deed recorded with the Worcester County (Worcester District) Registry of Deeds in Book 5146, Page 319.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
