By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Alma Caron to Financial Freedom Senior Funding Corporation, a Subsidiary of IndyMac Bank, F.S.B., dated August 20, 2007 and recorded in Plymouth County Registry of Deeds in Book 34996, Page 247 (the “Mortgage”) of which mortgage Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB2 is the present holder by Assignment from Financial Freedom Senior Funding Corporation to Mortgage Electronic Registration Systems, Inc., as nominee for Financial Freedom Acquisition LLC, its successors and assigns dated September 25, 2009 and recorded at said Registry of Deeds in Book 37780, Page 163, and Corrective Assignment from Financial Freedom Senior Funding Corporation, a Subsidiary of IndyMac Bank, F.S.B. to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Financial Freedom Acquisition LLC, its successors and assigns dated November 26, 2024 and recorded at said Registry of Deeds in Book 59507, Page 203, and Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Financial Freedom Acquisition LLC, its successors and assigns to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB2 dated January 27, 2026 and recorded at said Registry of Deeds in Book 60779, Page 317, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 2 Melanie Lane, Carver, MA 02330 will be sold at a Public Auction at 1:00 PM on June 22, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
A LEASEHOLD INTEREST in that certain parcel of land situated in Carver, Plymouth County, Massachusetts. More particularly described as Lot # 1 on a plan entitled "Revised Lot Location Plan, Meadow Woods Estates, Carver, Massachusetts' dated May 3, 1995, prepared by Shorey, Nims & Bartlett, recorded with the Plymouth County Registry of Deeds as Plan No. 806 of 1995 (the Revised Lot Location Plan").
Also including that certain manufactured home known as"Marlette Schult Smart Buy II" 1999, Serial Number T090354A&B.

Declaration of covenants, easement and restrictions of Meadow Woods Estates recorded 11/30/94 in Book 13288, Page 308. Amended in Book 13957, Page 64.
Amended and restated grant of Easement in Book 21153, Page 223.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
