NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Joseph Cortes to Washington Mutual Bank, FA, dated July 12, 2006, and recorded with the Middlesex South Registry of Deeds in Book 47797, Page 276, as modified by a certain modification agreement effective August 1, 2012, and recorded with the Middlesex South Registry of Deeds as Book 59608, Page 263, of which mortgage the undersigned is the present holder by an assignment of mortgage from Federal Deposit Insurance Corporation, as receiver of Washington Mutual Bank f/k/a Washington Mutual Bank, FA to JPMorgan Chase Bank, National Association, dated July 15, 2013, and recorded with said Deeds in Book 62269, Page 417; by an assignment of mortgage from JPMorgan Chase Bank, National Association to U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust, dated March 12, 2015, and recorded with said Deeds in Book 65127, Page 250; by an assignment of mortgage from U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust to Goldman Sachs Mortgage Company, dated May 31, 2018, and recorded with said Deeds in Book 73259, Page 333; by an assignment of mortgage from Goldman Sachs Mortgage Company to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2018-GS2, dated December 18, 2018, and recorded with said Deeds in Book 73259, Page 336; by an assignment of mortgage from U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2018-GS2 to Goldman Sachs Mortgage Company, dated February 23, 2022, and recorded with said Deeds in Book 80116, Page 98; by an assignment of mortgage from Goldman Sachs Mortgage Company to U.S. Bank Trust National Association, as trustee of the LB-Tiki Series IV Trust, dated March 18, 2022, and recorded with said Deeds in Book 80116, Page 101; by an assignment of mortgage from U.S. Bank Trust National Association, as trustee of the LB-Tiki Series IV Trust to U.S. Bank Trust National Association as trustee for LB-Cabana Series IV Trust, dated April 26, 2022, and recorded with said Deeds in Book 80116, Page 104; by an assignment of mortgage from U.S. Bank Trust National Association as trustee of the LB-Cabana Series IV Trust to U.S. Bank Trust National Association, as Trustee for LB-Shed Series IV Trust, dated March 20, 2025, and recorded with said Deeds in Book 83948, Page 124. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 3:00 P.M. on the 16th day of July 2026, at 29 William Street, Cambridge, MA 02139, all and singular the premises described in said mortgage,
To wit:
A certain parcel of land with the buildings thereon being at present numbered 29 William Street, Cambridge, being shown as Lot No. 29 on a plan of land entitled "Subdivision Plan, Cambridge, Mass." Dated May 11, 1987 by Wendall H. Mason, Professional Land Surveyor, which Plan is recorded heretofore with Middlesex South District Deeds in Book 18400, Page 183, more particularly bounded as follows:
SOUTHWESTERLY by William Street, shown on said plan, fifty-two and 1/10 (52.10) feet;
NOTHWESTERLY by land now or late of Macewen, ninety (90) feet;
NORTHEASTERLY by land now or late of Thomas and Burrows/Borden, fifty-one and 8/10 (51.8) feet; and
SOUTHEASTERLY by Lot 27 on said plan, ninety (90) feet.
Containing 4695 square feet of land according to said plan. Be all said measurements more or less or however otherwise bounded or described.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
