NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Sacquia Jean Michel to Mortgage Electronic Registration Systems, Inc. ("MERS"), as Mortgagee, as nominee for OCMBC, Inc., its successors and assigns dated February 24, 2021, recorded at the Norfolk County Registry of Deeds in Book 39085, Page 274; said mortgage was then assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as Owner Trustee for CSMC 2021-NQM4 Trust, a Delaware statutory trust by virtue of an assignment dated September 4, 2024, and recorded in Book 41989, Page 97; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on January 13, 2026, on the mortgaged premises. This property has the address of 247 Forest Avenue, Cohasset, MA 02025. The entire mortgaged premises, all and singular, the premises as described in said mortgage:
A certain parcel of land with the buildings thereon situated in Cohasset, Norfolk County, Commonwealth of Massachusetts and being shown as Lots 7-C and 7-B on Plan entitled" Plan Lots in Cohasset, Mass, made for Charles James, Jr." dated August 8, 1963 by Lewis W. Perkins & Sons, Engineers, Hingham, Mass., said Plan filed as Plan No. 1087 of 1963 in Book 4111, Page 72 at the Norfolk County Registry of Deeds.
Lot 7B contains 19,998 square feet more or less.
Westerly by Forest Avenue, one hundred and 89/100 [meaning and intending to convey one hundred five and 89/100] (105.89) feet; Southwesterly by a curved line shown on said Plan thirty-two and 621/100 [meaning and intending to convey thirty two and 62/100] (32.62) feet; Southerly by land now or formerly of Paul R. and Patricia M. Buckley by two lines, seventeen and 47/100 (17.47) feet and one hundred twenty-one and 80/100 (121.80) feet; Easterly by Lot 6D as shown on said Plan one hundred eleven and 82/100 (111.82) feet; Northerly by Lot 7C as shown on said Plan by two lines ten and 51/100 (10.51) feet and sixty-five and 20/100 (65.20) feet; Northwesterly by Lot 6D as shown on said Plan by a curved line fifteen and 00/100 (15.00) feet.

Easterly by Lot 6D as shown on said Plan three and 21/100 (3.21) feet; Northerly by Lot 6D as shown on said Plan seventy-five and 47/100 (75.47) feet; Southerly by Lot 7B as shown on said Plan by two lines sixty-five and 20/100 (65.20) feet and ten and 51/100 (10.51) feet.
Being the same premises conveyed to the named grantor(s) by deed recorded herewith.
Subject to and with the benefit of easements, reservation, restrictions, and taking of record, if any, insofar as the same are now in force and applicable. In the event of any typographical error set forth herein in the legal description of the premises, the description as set forth and contained in the mortgage shall control by reference. Together with all the improvements now or hereafter erected on the property and all easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this sale.
Terms of Sale: Said premises will be sold subject to any and all unpaid taxes and assessments, tax sales, tax titles and other municipal liens and water or sewer liens and State or County transfer fees, if any there are, and TEN THOUSAND DOLLARS ($10,000.00) in cashier's or certified check will be required to be paid by the purchaser at the time and place of the sale as a deposit and the balance in cashier's or certified check will be due in thirty (30) days, at the offices of Doonan, Graves & Longoria, LLC ("DG&L"), time being of the essence.
