NOTICE OF PUBLIC HEARING
Re: Application of Knickerbocker Country Club (the “Applicant”)
188 Knickerbocker Road; Block 503, Lot 1 (the “Property”)
PLEASE TAKE NOTICE, that on February 25, 2026 at 7:30 p.m., or as soon thereafter as the matter can be reached, the above-named applicant will appear before the Planning Board of the Borough of Tenafly (the “Board”) during a public hearing held at the Council Chambers located in the Municipal Building, 100 Riveredge Road, Tenafly, New Jersey 07670, for the purpose of reviewing and taking action on the application for development of Knickerbocker Country Club for property commonly known as 188 Knickerbocker Road, Tenafly, New Jersey 07670 also known as Block 503, Lot 1 on the current tax assessment map of the Borough of Tenafly (the "Property").
The Property is in the Borough’s R-20 Zone, contains an area of 23.83 acres, has frontage along Erledon Road and Knickerbocker Road and is improved with a Private Recreational Clubhouse, i.e., Golf Course, with associated parking, lighting, and other related site improvements.
The Applicant is before the Board seeking to undertake the following work at the Property: (1) construction of short game area along the northeasterly corner of the Property, (2) construction of new tennis, padel ball and pickleball courts along the Westerly portion of the Property along Knickerbocker Road, (3) construction of a junior golf area along the southwesterly portion of the Property proximate to the proposed tennis courts, (4) modification of existing pool area to provide wet play area/kids pool, and (5) associated grading, drainage, lighting and landscaping improvements (the “Application”).
The Application requires the following relief:
• Preliminary and Final Site Plan Approval sought pursuant to N.J.S.A. 40:55D-46 and N.J.S.A. 40:55D-50;
• Major Tree Removal Permit sought pursuant to the Tenafly Tree Removal Ordinance/Chapter 26;
• Major Soil Movement Permit sought pursuant to the Tenafly Soil Movement Ordinance/Chapter 28; and
• Waiver from Chapter 28-12(o) of the Tenafly Soil Movement Ordinance to permit slopes at a ratio of 1 foot of vertical rise for every 3 feet of horizontal run where the maximum permitted slope is 1 foot of vertical rise for every 4 feet of horizontal run.
In addition to the foregoing described approvals, the Applicant will also seek the Board's approval for any and all exceptions, waivers, variances and other incidental relief, including checklist waivers, that may be required or deemed necessary by the Board and/or its professionals after or during its review of this application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submission of same.
Measurements, percentages and other calculations provided in this notice are in accordance with the development plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change, as will the associated relief required. The Applicant reserves the right to amend its application accordingly.
At said time and place, you, or your agent or attorney, may appear before the Board to present any comments you may have in connection with this application. The application and supporting materials will be available for public review at least ten (10) days prior to the aforesaid meeting and may be inspected in the office of the Secretary of the Planning Board in the Borough of Tenafly Municipal Building, 100 Riveredge Road, Tenafly, New Jersey 07670 between the hours of 9:00 a.m. and 4:30 p.m. Monday through Friday. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
