NOTICE OF DECISION City of Hoboken Zoning Board of Adjustment PLEASE TAKE NOTICE that on July 21, 2026, the City of Hoboken Zoning Board of Adjustment (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of Onomar 701 1st, LLC (the "Applicant") for minor site plan approval, conditional use approval, use variance and bulk variance and design waiver/exception relief (the "Application") with respect to property in the City of Hoboken having street addresses of 709 & 701 First Street, Hoboken, New Jersey 07030 and being designated as Block 11, Lots 4.01, 5 & 8 on the City of Hoboken Tax Map (the "Property"). The Board approved the Applicant's application to construct a new six- (6) story mixed-use building consisting of nine (9) residential dwelling units and approximately 950 sq. ft. of ground-floor commercial/retail/Class III Restaurant space, along with 12 parking spaces and related site improvements, including, but not limited to, lighting and stormwater management infrastructure. The Board granted the Applicant use variance approval pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 53 ft. above DFE approved). The Board further granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including: (i) Lot depth less than required (100 ft. required; 75 ft. approved); (ii) Impervious coverage greater than permitted (60% permitted; 100% approved); (iii) Rear yard setback less than required (30 ft. required; 0 ft. approved); (iv) Number of signs greater than permitted (1 sign permitted; 2 signs approved); and (v) Sign area greater than permitted (8 sq. ft. permitted; 9.78 ft. approved). The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030 during regular business hours, which are typically Monday through Friday (9:00 am through 4:00 pm).
