NOTICE OF HEARING PURSUANT TO N.J.S.A. 40:55D-12 FOR PROPERTY LOCATED AT 1072-1075 WEST SIDE AVENUE, JERSEY CITY, NJ, ALSO IDENTIFIED AS BLOCK 9301, LOT 30.01 (QUALIFIER 1)
PLEASE TAKE NOTICE that on May 7, 2026 at 6:00pm, a public hearing will be held by the Jersey City Zoning Board of Adjustment at the City of Jersey City, City Hall Annex, located at 4 Jackson Square (39 Kearny Avenue), Jersey City, NJ 07305, regarding the application of Avenir West Side Square LLC (the "Applicant"), filed under case number Z2025-0074 for the property located at 1072-1075 West Side Ave and described on the Tax Map of the City of Jersey City as Block 9301, Lot 30.01, Qualifier 1 (the "Property"). The Property is located in the R-3 Multi-Family Mid-Rise District (the "Zone") and governed by the City of Jersey City Land Development Ordinance (the "Ordinance").
The Applicant is requesting an Amendment to the Preliminary and Major Final Site Plan approval, which approval was previously granted under Case Number Z19-008, and is proposing programming and circulation updates to the Piazza area, landscaping and other streetscape adjustments in coordination with piazza revisions. The Applicant is also proposing an Interim Use to allow for the partially constructed public piazza to remain for a period of up to three (3) years. All other aspects of the previously approved Project remain unchanged. The proposed revisions do not create any new variances nor worsen any of the previously approved variances, all of which shall remain in full force and effect.
The Applicant is also requesting any additional approvals, permits, variances, interpretations, waivers or exceptions reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review processing or hearing of this Application.
Any person or person affected by this Application has an opportunity to be heard at the hearing on May 7, 2026 at 6:00 P.M. at the City of Jersey City, City Hall Annex, located at 4 Jackson Square (39 Kearny Avenue), Jersey City, NJ 07305, at which time you may appear either in person, by agent or attorney and present any comments which you may have regarding this Application.
