NOTICE OF PUBLIC HEARING PLANNING BOARD BOROUGH OF CARLSTADT PLEASE TAKE NOTICE that on September 17, 2025, the Borough Council adopted a resolution authorizing the Borough of Carlstadt Planning Board to under­take a preliminary investigation of a property identified as follows: Block 18--Lot 5 440 Orchid Street, as identified on the Official Tax Map of the Borough of Carlstadt (the "Study Area"), to determine if the property qualifies as an area In Need of Redevel­opment. The proposed redevelopment area, which is an amendment to a previously designated 'In Need of Redevelopment' area for Block 18, Lots 2, 3, and 4, is to be reclassified as a Non-Condemnation Redevelopment Area. On October 1, 2025, the Borough Council adopted a resolution authorizing the Planning Board to undertake a review of a Redevelopment Plan for Block 18 Lots 2,3,4, and 5. The Borough of Carl­stadt Planning Board will conduct a public hearing on October 20, 2025, at 7:00 PM in the Borough Hall, located at 500 Madison Street, to amend the In Need study area to include Block 18, Lot 5, 440 Orchard Street, Carlstadt, New Jersey. The Planning Board will also review and consider the Redevelopment Plan for this site, as required by N.J.S.A. 40A:12A-6. A copy of the amended map delineating the boundaries of the proposed redevelopment area and plan (the blocks and lots as noted above). A copy of the redevelopment study entitled In Need of Redevelopment Study and Redevelopment Plan of Block 18, Lots 2,3,4,5, dated September 2025, prepared by Matthew Ceberio, PP. A.I.C.P. is on file in the office and is available for inspection Monday through Friday, during regular business hours. It can be viewed in the Office of the Township Clerk, located at 500 Madison Street, Carlstadt, New Jersey, Monday through Friday, between the hours of 9:00 AM and 4 PM. Any redevelopment area determination under the resolution adopted by the Mayor and Council shall authorize the Borough to use all those powers provided by the Legislature for use in a redevelopment area. All persons interested in or would be affected by a determination that the delineated area is an area in need of redevelopment may be heard at the time and place scheduled for the hearing identified herein.
