NOTICE OF PUBLIC HEARING Township of North Bergen Planning Board PLEASE TAKE NOTICE that the Township of North Bergen Planning Board (the "Board") will hold a public hearing on August 6, 2026 at 6:00 pm at the Township of North Bergen Municipal Building, located at 4233 Kennedy Blvd., North Bergen, New Jersey 07047, to review and take formal action upon an application for preliminary and final major site plan approval along with bulk variance and design waiver/exception relief (the "Application") by Floor & Décor Outlets of America, Inc. (the "Applicant") with respect to property having a street address of 5901 Tonnelle Avenue, North Bergen, New Jersey 07047 and being designated as Block 168, Lot 1.021, on the Township of North Bergen Tax Map (the "Property"). The Property is located in the Industrial Zoning District in the Township of North Bergen. The Applicant proposes a tenant fit-out to operate an approximately 71,907 sq. ft. showroom and warehouse in the existing one-story building on the Property. The Applicant also proposes related site improvements including but not limited to grading, drainage, utility infrastructure and lighting. The Applicant seeks bulk variance relief and design waiver exception/relief, including: (i) Impervious coverage greater than permitted (90% permitted; 90.8% existing and proposed); (ii) Building coverage greater than permitted (30% permitted; 42.5% existing and proposed); (iii) Number of building mounted signs greater than permitted (1 sign permitted; 3 signs proposed); (iv) Number of signs greater than permitted (1 sign permitted; 4 signs proposed); (v) Parking areas for commercial use containing more than 20 parking spaces shall provide striped pedestrian ways and lanes for customer loading where the same is not proposed; (vi) Minimum intensity of 0.1 foot-candles along the property line where the same is not proposed; (vii) Number of loading spaces less than required (5 spaces required; 1 space proposed); and (viii) Open parking space provided within 10 ft. of the rear property line where the same is not permitted. The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application. When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. Formal action by the Board may be taken. The public hearing may be continued by the Board to a subsequent date or dates by way of public announcement made at the public hearing either with or without further published notice, as the Board may determine. The Application and supporting materials (including maps and plans) will be available for public inspection, at least ten (10) days before the public hearing in the North Bergen Library & Recreation Center, located at 1231 Kennedy Blvd., 3rd Floor, North Bergen, New Jersey 07047, between 11:00 am and 6:00 pm, Monday through Friday.
