INAMAGUA Property: 1219 – 1221 79th Street, North Bergen, NJ 07047 Block: 349 Lots: 22 PLEASE TAKE NOTICE that the undersigned applicant has applied to the Township of North Bergen Planning Board for minor subdivision approval, together with all required variance, waiver, exception and other development approvals, and that a public hearing on said application will be held on August 6, 2026, at 6:00 p.m., or as soon thereafter as the matter may be heard, before the Township of North Bergen Planning Board at the Municipal Council Chambers, Ground Floor, 4233 Kennedy Boulevard, North Bergen, New Jersey. The property that is the subject of this application is commonly known as 1219-1221 79th Street, North Bergen, New Jersey, and is designated on the official Tax Map of the Township of North Bergen as Block 349, Lot 22. The application proposes the subdivision of the existing lot into two (2) separate lots. The existing two-family dwelling will remain on one newly created lot, and a new detached single-family dwelling, together with related site improvements, will be constructed on the second newly created lot. The subject property is located within the R-1 Low Density Residential District. In connection with the proposed subdivision and development, the applicant requests bulk ("c") variance relief, including, but not limited to, relief relating to minimum lot area, minimum lot width, minimum lot depth, minimum front yard setback, minimum side yard setback, minimum rear yard setback, maximum building coverage, parking requirements, and any other existing or proposed condition requiring variance relief, together with any and all other variances, design waivers, exceptions, permits, approvals and/or other relief that may be determined to be necessary or appropriate by the Planning Board during the course of the public hearing.
