ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Zoning Board of Adjustment in the Township of Verona (the "Board") for preliminary and final major site plan approval and associated use and bulk variance relief in order to construct a residential townhouse development with a total of 11 three-bedroom dwelling units along with associated parking, lighting and landscaping improvements at property commonly known as 21 & 25 Grove Avenue and otherwise known as Block 1702, Lot 22 on the Tax Maps of the Township of Verona. The subject property is located in a C-2 Professional Office & Business Zone and the proposed residential townhouse development is not a permitted use in the zone. In order to construct the residential townhouse development and use the property as proposed the Applicant is requesting preliminary and final major site plan approval, use variances to permit the townhouse residential use which is not permitted in the C-2 Zone, for maximum permitted floor area ratio and for maximum permitted building height in feet and bulk variances for maximum permitted building height in stories, maximum permitted building coverage, minimum single side yard setback, minimum combined side yard setback, minimum rear yard setback, minimum required landscaped buffer, maximum permitted deck height, proposed decks which extend into the required side yard, minimum required distance of decks to any side lot line, to permit individual rooftop terraces for the townhouse units, minimum side yard setback for proposed mechanical equipment, minimum required parking stall size and minimum required parking aisle width in addition to any and all other variances or waivers the Board deems necessary for the approval of this application. This application is listed on the Clerk's calendar, and a public hearing has been set for Thursday January 8, 2026 at 7:30 pm at the Verona Community Center, 880 Bloomfield Avenue, Verona, New Jersey, at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing in the Office of the Zoning Board, Verona Municipal Building, 600 Bloomfield Avenue, Verona, New Jersey during normal business hours.
