EXECUTION AND ORDER OF SALE

HERITAGE CROSSING COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
GUILLERMO MARQUEZ & ABIGAIL VIANNEY MARQUEZ, et. al., Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 6th day of November, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 10th day of December, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, as follows:
The principal sum of $8,599.01, plus accruing assessments of $120.00 Monthly or such greater or lesser amount as the Association may assess in the future until all amounts due and owing under this Judgment are paid in full; For interest at the rate of ten percent (10%) per annum from the date of this Judgment; For all reasonable costs and attorneys’ fees incurred by Plaintiff after entry of this judgment in collecting the amounts listed in this Judgment, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 243, of HERITAGE CROSSING III, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 1505 of Maps, page 44 and Affidavit of Correction recorded in Document No. 2020-0370816, of Official Records.
AKA: 1645 S 83rd Pl, Mesa, Arizona 85209 .
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 29th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
