vs.
209 NORTH FRANKLIN REALTY LLC, a Florida limited liability company, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 22nd day of January, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $16,483.03; Pre-judgment interest -- $366.52; 2026 assessment -- $4,500.00; Late charges -- $60.00; Interest accrued on judgment through March 18, 2026 -- $237.08; Supplemental attorney fees and costs pending Court approval -- $1,978.94; Less credits or payments applied -- ($0.00); Total judgment balance as of March 18, 2026 -- $23,625.57.
Interest will continue to accrue at the rate of $4.31 per diem from March 19, 2026, plus quarterly late charges commencing April 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $4,500.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 18 AMENDED ASTRAGAL CONDOMINIUMS, according to Declaration of Condominium recorded in Document No. 2000-597825, first amendment recorded in Document No. 2000-629839, second amendment recorded in Document No. 2002-845057, re-recorded in Document No. 2002-924910; third amendment recorded in Document No. 2002-888110 and fourth amendment recorded in Document No. 2003-488598, fifth amendment recorded in Document No. 2015-149515, all of Official Records and according to the plat of record in the Office of the County Recorder of Maricopa County, Arizona, recorded in Book 591 of Maps, Page 43.
EXCEPT all coal, oil, gas and other mineral deposits as reserved unto the United States of America, by patent recorded in Docket 3303, Page 113; and
EXCEPT also unto the United States of America through its authorized agents or representatives at any time to enter upon the land and prospect for, mine and remove all uranium, thorium or any other material which is or may be determined to be peculiarly essential to the production of fissionable materials whether or not of commercial value, as reserved by patent recorded in Docket 3303, Page 113, records of Maricopa County, Arizona.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
