NOTICE OF TRUSTEE'S SALE
WHEREAS, DAVID SYBERT, an individual, HELEN TANNER, an individual, are the owners and holders of that certain obligation evidenced by a Promissory Note dated October 1, 2024, executed and delivered by HINSON HOMES, LLC, a Nevada limited liability company, and COYOTE CROSSING, LLC, a Nevada limited liability company, and secured by a Deed of Trust executed by COYOTE CROSSING, LLC, a Nevada limited liability company, Trustor, to TICOR TITLE OF NEVADA, INC., a Nevada corporation, Trustee for DAVID SYBERT, an individual and HELEN TANNER, an individual, Beneficiary, which Deed of Trust was recorded November 15, 2024, as Document No. 5498802, Official Records, Washoe County, Nevada; and
WHEREAS, AUTOMATIC FUNDS TRANSFER SERVICES, INC., a Washington corporation, dba ALLIED TRUSTEE SERVICES, was substituted as Trustee under said Deed of Trust in the place and stead of TICOR TITLE OF NEVADA, INC., a Nevada corporation, by document recorded September 17, 2025, as Document No. 5569082, Official Records, Washoe County, Nevada; and
WHEREAS, default has been made by said Trustor in the payment of the debt evidenced by the Promissory Note for which said Deed of Trust is security, and the said DAVID SYBERT and HELEN TANNER did cause Notice of Default and Election To Sell under said Deed of Trust to be recorded on September 17, 2025, as Document No. 5569083, Official Records, Washoe County, Nevada; and
WHEREAS, DAVID SYBERT and HELEN TANNER have made demand upon said Trustee that said Trustee proceed to sell the land and premises described in said Deed of Trust;
NOW, THEREFORE, pursuant to said demand, and in accordance with the terms and under the authority of said Deed of Trust, said AUTOMATIC FUNDS TRANSFER SERVICES, dba ALLIED TRUSTEE SERVICES, as such Trustee, does hereby give notice that on the 28th day of January, 2026, at the hour of 11:00 o'clock A.M. on said day, at the steps of the Virginia Street entrance of the Washoe County Courthouse, located at the corner of Court and Virginia Streets, Reno, Nevada, said Trustee will sell at public auction to the highest bidder, for current lawful money of the United States of America, all that certain real property situate in the County of Washoe, State of Nevada, that is described as follows:
Parcel 2A-1I as shown on Parel Map No. 5219, Parcel Map for Ridgetop Investments, LLC, a Nevada limited liability company, according to the map thereof, recorded on February 3, 2016, as File No. 455713, in the Official Records of Washoe County, Nevada.
TOGETHER WITH the improvements thereon, and all and singular the tenements, hereditaments and appurtenances thereunto belonging or appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof.

The current outstanding principal balance is approximately $798,377.93, which is owed together with interest, late charges, advances, interest on advances, foreclosure fees and costs, and other expenses or costs not herein disclosed.
