NOTICE OF PUBLIC HEARING
A meeting of the Preble County Board of Zoning Appeals will be held at 7:00 P.M., Tuesday, June 23rd, 2026, in the Preble County Office Building, 119 S. Barron St., Eaton, Ohio, 45320 regarding requests for variance in the application of the zoning resolution. The following items are to be considered:
1. Case # 5768. John M. Haber submitted application requesting a Temporary Use Permit allowing an auto repair shop with metal fabrication on his 5.108-acre parcel located at 2195 Miller-Williams Rd., Washington Twp., Sec. 29, Preble County, Ohio, zoned Agricultural.
2. Case # 5769. Dustin L. Barnes & Joseph E. Brown II submitted application for variance allowing the construction of a new home 20’ from the south side property line instead of the minimum required 50’ setback on a 21.374-acre tract located at 6003 Enterprise Rd, Lanier Twp., Sec. 35, Preble County, Ohio, zoned Special Use Provision.
3. Case # 5770. Cory N. & Angie Taylor submitted application to renew a Temporary Use Permit allowing sales of small firearms on a 20.021-acre tract located at 10034C Greenbush Rd., Gratis Twp., Sec. 24, Preble County, Ohio, zoned Special Use Provision.
4. Case # 5771. David J. & Ashley Siegel submitted application for variance allowing the construction of an enclosed 30’ x 40’ (1200 SF) carport with a 5’ northeast side setback instead of the maximum allowed 800 SF structure and minimum required 25’ side setback. Also requesting variance for Floodplain Regulation and FEMA Policy #104-008-03 regarding Floodplain Management Requirements for accessory structures on their 1.5-acre tract located at 8578 Lexington-Salem Rd., Twin Twp., Sec. 13, Preble County, Ohio, zoned Restricted Rural Residential.
5. Case # 5772. Michael P. & Sherrill Tackett submitted application for a Temporary Use Permit allowing a single-wide mobile home for use by mother, Ruby Turner, who is elderly and under a doctor’s care. Mobile home is on their 5.908-acre tract located at 3489 Paint Creek-4 Mile Rd., Gasper Twp., Sec. 31, Preble County, Ohio, zoned Agricultural.
6. Case # 5773. Roland & Thelma Steiner submitted application for variance to allow the construction of a 30’ x 148’ (4440 SF) greenhouse, 15’6” tall and 10’ from the north side property line instead of the maximum allowed 1800 SF, 15’ tall structure with a minimum required 25’ side setback. To be located at 7936 Shields Rd., Harrison Twp., Sec. 29, Preble County, Ohio, zoned Restricted Rural Residential.
7. Case # 5774. Connie Watkins for Kevin Lanich submitted application to renew a Temporary Use Permit allowing four cows and one steer on her 4.486-acre tract with low-voltage electrified fencing located at 6543 Gratis Rd., Gratis Twp., Sec. 21, Preble County, Ohio, zoned Restricted Rural Residential.
8. Case # 5775. Dave & Theresa Terrell submitted application for variance allowing the construction of a 30’ x 40’ (1200 SF) outbuilding, 20’ from the rear property line instead of the maximum allowed 800 SF building with minimum required 50’ rear setback on their 1.298-acre property located at 12941 SR 122 S., Gratis Twp., Sec. 26, Preble County, Ohio, zoned Restricted Rural Residential.
9. Case # 5776. Trustees of the New Hope Church submitted application for variance allowing the construction of a 54’ x 100’ addition to the existing church building, 8’ from the east side property line and 22’ from the front road right-of-way, creating a 35% lot coverage instead of the minimum required 25’ side and 50’ front setbacks and maximum allowed 10% lot coverage, on a 0.79-acre tract located at 5367 US 35 W., New Hope, Jackson Twp., Sec. 13, Preble County, Ohio, zoned Rural Residential.
10. Case # 5777. Lance & Alana Cottingim submitted application to renew a Temporary Use Permit allowing a home-based construction business (with sign) along with work trucks parked on the property on their 5-acre tract located at 9817 Camden-Darrtown Rd., Somers Twp., Sec. 19, Preble County, Ohio, zoned Agricultural.
11. Case # 5778. Brad & Cristina Shafer submitted application to renew a Temporary Use Permit allowing an auto repair shop along with sales of small firearms in the existing approved barn on 1.061 acres located at 1986 N. Factory Rd., Lanier Twp., Sec. 10, Preble County, Ohio, zoned Agricultural.
