By virtue of a power of sale contained in a certain security deed from Eddie Lee Turner to Wachovia Bank, National Association and recorded in Deed Book 318B, Page 485, Chatham County, Georgia records given to secure a note in the original amount of $60,899.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of CHATHAM COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in March, 2026, to wit: March 03, 2026, the following described property:
ALL THAT CERTAIN LOT, TRACT, OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM, STATE OF GEORGIA, AND KNOWN AS LOT FIFTY-FIVE (55), PARADISE PARK SUBDIVISION, AS SHOWN UPON A MAP OR PLAT OF RECORD RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA IN SUBDIVISION MAP BOOK "A", FOLIO 223-B. SAID PROPERTY IS BOUNDED AS FOLLOWS: ON THE NORTHEAST BY DYCHES DRIVE; ON THE SOUTHEAST BY LOT FIFTY-SIX (56), SAID SUBDIVISION; ON THE SOUTHWEST BY LOT FORTY-THREE (43), SAID SUBDIVISION; AND ON THE NORTHWEST BY LOT FIFTY-FOUR (54), SAID SUBDIVISION. EXPRESS REFERENCE IS HEREBY MADE TO THE AFORESAID PLAT FOR BETTER DETERMINING THE METES, BOUNDS AND DIMENSIONS OF THE PROPERTY HEREIN CONVEYED.
SUBJECT, FURTHER, TO THAT CERTAIN SECURITY DEED TO AND IN FAVOR OF CITIZENS AND SOUTHERN COMMERCIAL CORPORATION, DATED APRIL 8, 1987, FILED FOR RECORD RECORDED IN DEED BOOK 134-A, FOLIO 830, CHATHAM COUNTY, GEORGIA RECORDS THE PARTIES OF THE SECOND PART HERETO, BY ACCEPTANCE OF THIS DEED, DO HEREBY ASSUME AND AGREE TO PAY ALL REMAINING INDEBTEDNESS DUE THEREON.
Being real property commonly known as 117 Dyches Drive, Savannah, GA 31406.
The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.

The foregoing notwithstanding, nothing in O.C.G.A. § 44-14-162.2 shall be construed to require U.S. Bank Trust National Association, not in its individual capacity, but solely in its capacity as Owner Trustee of Citigroup Mortgage Loan Trust 2024-RP3 to negotiate, amend, or modify the terms of the Security Deed described herein.
