NOTICE OF SALE UNDER POWER
CONTAINED IN SECURITY DEED
STATE OF GEORGIA
COUNTY OF CHATHAM
Pursuant to a power of sale contained in a certain security deed executed by Willie Ann Fields, hereinafter referred to as Grantor, to BankSouth Mortgage Company, LLC recorded in Deed Book 2674, page 71, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at the usual place of conducting Sheriff's sales in said county within the legal hours of sale, to the highest bidder on the first Tuesday in March 2026, all property described in said security deed including but not limited to the following described property:
ALL those certain lots, tracts or parcels of land situate, lying and being in the State of Georgia, County of Chatham, and being known as the EASTERN TWENTY (20') FEET OF LOT SEVEN (7), ALL OF LOT NINE (9), AND THE WESTERN FIVE (5') FEET OF LOT ELEVEN (11), BLOCK FIFTY-NINE (59), AVONDALE SUBDIVISION, MEYER WARD, as shown on the map or said Subdivision recorded in Chatham County records in Book 6-Z, page 248, said Lot and Portion of Lots having a combined frontage of 60 feet on the Northern side of Florida Avenue with a rectangular depth in a Northerly direction of 100 feet, and being bounded as follows: On the North by Lot 10 and portion of Lots 8 and 12, said Block and Subdivision and Ward; on the South by Florida Avenue and on the West by the remaining Western 15 feet of Lot 7, said Block and Subdivision. For a more particular description, reference is hereby made to that certain plat prepared by Wright C. Powers, dated June 9, 1981 and recorded in Plat Book 3-P, page 150, in the aforesaid records.
Said property having an address of 2506 Florida Avenue, Savannah, GA 31404, and a property tax number of 2-0037A-01-003.
This being the same property conveyed to Thiep Denh Phan by Trustee's Deed from Jane W. Daniel, as Trustee of that Certain Trust Created under the Last Will and Testament of Sid Daniel, dated March 31, 1982, dated April 30, 1997, and recorded in Deed Book 185-G, Page 530, Chatham County records.
Subject, however, to all valid restrictive covenants, easements and rights-of-way of record.
Said legal description being controlling, however, the Property is more commonly known as: 2506 Florida Ave, Savannah, GA 31404
Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed.
