NOTICE OF SALE
Case No. 2025-CP-42-05245
BY VIRTUE of that certain Decree of the Court of Common Pleas for Spartanburg County, South Carolina, heretofore granted in the case of Founders Federal Credit Union vs. Ronnie Miller and Travis Cox, I, the Master-in-Equity for Spartanburg County, South Carolina or my agent, will sell on May 4, 2026, at 11:00 a.m., at the Spartanburg County Courthouse, 180 Magnolia Street, Spartanburg, SC 29306, to the highest bidder, the following described property:
All that certain piece, parcel or lot of land, situate, lying and being in the State of South Carolina, County of Spartanburg, fronting on Church Street, containing a total of 0.39 acres, more or less, and being known and designated as that property referenced on a plat prepared for Teresa Landers and James V. Gregory Land Surveying, dated October 30, 1995 and recorded in Plat Book 131, Page 749, in the Office of the Register of Deeds for Spartanburg County, South Carolina. For a more complete metes and bounds description, reference is made to the aforesaid plat and record thereof.
This being the same property conveyed to Johnny E. Duncan and Linda A. Duncan, as joint tenants with right of survivorship and not as tenants in common by deed of Kristeen Elizabeth Almond dated March 17, 2023, recorded July 6, 2023 in Deed Book 142-N, Page 383-387, Register of Deeds Office, Spartanburg County, South Carolina.
This being the same property conveyed to Ronnie Miller and Travis Cox by deed of Johnny E. Duncan and Linda A. Duncan on August 31, 2023 to be recorded herewith in the Spartanburg County Office of Register of Deeds.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master-in-Equity or her agent, at the conclusion of the bidding, five (5%) percent of the bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms of the bid within twenty (20) days, then the Master-in-Equity or her agent may resell the property on the same terms and conditions on some subsequent sales day at the risk of the said highest bidder.
The sale shall be subject to Spartanburg County taxes and assessments and to existing easements and restrictions of record.
Purchaser to pay for the preparation of the Deed, documentary stamps on the Deed, recording of the Deed, and interest on the balance of the bid from date of sale to the date of compliance with the bid at the legal rate of interest of 7.875% per annum.
Attention is drawn to the Court Order on file with the Clerk of Court for Spartanburg County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
As a deficiency judgment is being demanded, the bidding will remain open for thirty (30) days after the date of sale as provided by law. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE THE DEFICIENCY UP TO AND INCLUDING THE DATE OF SALE.
If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect. In such event, the sale will be rescheduled for the next available sales day.
