NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree directed to me from the Clerk of the Circuit Court of Owen County, Indiana, in Cause No. 60C02-2507-MF-000448, wherein U.S. Bank Trust National Association, not in its individual capacity, but solely as Trustee of Citigroup Mortgage Loan Trust 2021-RP4 was the Plaintiff, and Shane D. Freeman; Stephanie A. Freeman; and Owen County Sheriff were the Defendants, requiring me to make the sum as provided for in said Decree, with interest and costs, I will expose at public sale to the highest bidder on March 10, 2026, at the hour of 10:00 a.m. of said day, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Owen County, Indiana:
A part of the Northwest Quarter of Section 21, Township 10 North, Range 3 West, Town of Spencer, Owen County, Indiana, described as follows: Commencing at the intersection of the centerline of East Street (Spencer-Gosport Pike Road) with the South line of said Northwest Quarter; thence South 90 degrees 00 minutes 00 seconds East (basis of bearings) with said South line of the Northwest quarter 630.10 feet to a P.K. nail at the point of beginning; thence leaving said South line and into the Northwest Quarter, the following five (5) courses: (1) North 01 degree 51 minutes 24 seconds West. 80.19 feet to a 5/8 inch rebar with cap; (2) South 89 degrees 05 minutes 38 seconds West, 87.42 feet to a masonry nail; (3) North 05 degrees 24 minutes 39 seconds East, 2,90 feet to a 5/8 inch rebar with cap/ (4) South 87 degrees 18 minutes 47 seconds East, 17.57 feet to a 5/8 inch rebar with cap; and (5) North 51 degrees 36 minutes 55 seconds East, 46.97 feet to the West right-of-way line of State Highway 67; thence South 01 degree 51 minutes 29 seconds East, with said West right-of-way line, 111.00 feet to a P.K. nail in the South line of the Northwest Quarter, 83.06 feet to the Point of Beginning, containing 0.17 acre, more or less.
Also: Part of the Northwest Quarter of Section 21, Township 10 North, Range 3 West, beginning at a point 631 feet East of a point where the Spencer and Gosport Pike Road intersects with the South line of the Northwest Quarter of Section 21, being the Southeast corner of a tract of land now owned by Stephen Barnes and wife; thence North 130 feet; thence East 83 feet: thence South 130 feet, more or less, to Hillside Avenue; thence West 83 feet along Hillside Avenue to the place of beginning, containing 0.08 acre, more or less.
