NOTICE IS HEREBY GIVEN that the Hamilton Township Zon-ing Hearing Board will hold a public hearing at the Hamilton Township Municipal Building, 229 Fenner Avenue, Sciota, Pennsylvania 18354 commencing at 6:30 p.m., prevailing time, on June 30, 2026 for the purpose of hearing the Application of 611 Land Development LLC, a Pennsylvania limited liability company for a Variance from Section 303, Schedule II which sets forth the maximum number of stories of a structure in the C-2 Zoning District at 2.5 stories and the maximum building height of 35 feet. On June 19, 2025 the Zoning Hearing Board granted the Applicant’s request for a variance from Section 303, Schedule II and approved the construction of a structure containing 4 stories and a maximum building height 42’ 8” to the main roof. The current Application now before the Zoning Hearing Board is a request from the Applicant for variances to permit the construction of a structure to a height of 47’ at the main roof instead of the 42’ 8” previously approved by the Zoning Hearing Board. The previous approved variance to construct a 4 story building remains unchanged.
The property in question is located at 3481 Route PA-611, Bartonsville, Pennsylvania 18321, Tax PIN #12638100254574 and bearing Tax Map Parcel No. 12.2.1.26-2 and 12.9.1.57 and is more fully described in a deed recorded in the Monroe County Recorder’s Office in Record Book Volume 2501, Page 9693. The property contains 46.503 acres of which a total of 6.285 acres is to be disturbed. Part of the property is situate in Pocono Township and part in Hamilton Township.
A copy of the Applicant’s Application, the full text of the Township Zoning Ordinance, and a complete copy of the Township Zoning Map are available for public inspection prior to the date of the hearing which inspection must occur at the Hamilton Township Municipal Building, 229 Fenner Avenue, Sciota, Pennsylvania 18354 between the hours of 7:30 a.m. and 4:00 p.m., prevailing time, Monday through Friday on business days which are not Federal or State public holidays. The public and all interested persons are invited to attend the public hearing and to present all relevant evidence in connection therewith.
