NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated September 16, 2019, executed by KEITH LANIER, SINGLE MAN, to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS MORTGAGEE, AS NOMINEE, FOR BANK OF LITTLE ROCK MORTGAGE CORPORATION, ITS SUCCESSORS AND ASSIGNS, which mortgage was recorded on September 20, 2019, in MORTGAGE Book 2019, Page 60626, and modified by that certain Loan Modification Agreement recorded on March 29, 2021, in MORTGAGE Book 2021, Page 30800, of the mortgage records in the Office of the Judge of Probate of Tuscaloosa County, Alabama and which mortgage was duly transferred and assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Tuscaloosa County Courthouse at Tuscaloosa, Alabama during the legal hours of sale on February 20, 2026, the following described real estate, situated in Tuscaloosa County, Alabama, to-wit:
LOT 16 THE GLEN AT THOMPSON'S CROSSING PHASE I, A MAP OR PLAT OF WHICH IS RECORDED IN PLAT BOOK 2004, AT PAGE 103 IN THE PROBATE OFFICE OF TUSCALOOSA COUNTY, ALABAMA, REFERENCE TO SAID MAP OR PLAT BEING HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted.
