NOTICE OF PUBLIC HEARING BOROUGH OF BUENA LAND USE BOARD PLEASE TAKE NOTICE that the Borough of Buena Land Use Board will conduct a public hearing with respect to a land development application submitted by Conte Realty, LLC, a New Jersey Limited Liability Company, for the grant of a use variance and for preliminary and final site plan approval related to the development of a 50' by 35' (1,750 square foot) building addition to accommodate cold storage on premises designated as Lot 30 in Block 173 on the Borough of Buena Tax Map. The hearing will be conducted in the Borough of Buena Municipal Building located at 616 Central Avenue, Minotola, NJ 08341, in person, at 7:00 PM on Tuesday, December 16, 2025. All interested parties will be given an opportunity to be heard in accordance with the rules, regulations and procedures of the Borough of Buena Land Use Board. The property, as stated, is located at 310 E. Wheat Road in the Borough of Buena, is officially designated as Lot 30 in Block 173 on the Tax Map of the Borough, and is located in the R-4 (Residential) Zoning District as delineated on the Borough of Buena Zoning Map. A use variance is requested and required because the proposed 1,750 square foot building addition is sought to be developed on land on which a non-conforming commercial use is located and operated in a residential zoning district. In addition, the applicant seeks preliminary and final site plan approval in connection with the development of the building addition. In addition to requesting the relief requested above, the applicant seeks any variances, deviations, design exceptions, design waivers, submission waivers, interpretations or plan modifications as may be determined to be necessary during review and hearing of the application. This Notice is given in compliance with the requirements of the New Jersey Municipal Land Use Law (N.J.S.A. 40:55D-1 et. seq.) and the relevant provisions of the Borough of Buena Land Use Ordinance.
