NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ralph B. Bartley, Jr., and Shannon E. Bartley to Mortgage Electronic Registration Systems, Inc., as Nominee for Countrywide Bank, FSB., dated October 31, 2007, and recorded with the Worcester County (Worcester District) Registry of Deeds in Book 42011 at Page 46, of which mortgage the undersigned is the present holder. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 A.M. on the 22nd day of January 2026, at 60 Barnard Road, Worcester, MA 01605, all and singular the premises described in said mortgage,
To wit:
the land in said Worcester, with the buildings thereon, situated on the northerly side of Barnard Road Extension, being Lot 121 as shown on a plan entitled "Plan No. 1, R.H. Long Co. Property, Worcester, Mass., Nov. 13, 1922" recorded with the Worcester District Registry of Deeds, Plan Book 39, Plan 35, bounded and described as follows:
BEGINNING at a bound on the northerly side of Barnard Road Extension at the southeasterly corner of lot hereby conveyed;
THENCE westerly on said road, fifty (50) feet to a bound;
THENCE northerly by lot 122 on said plan, one hundred thirty-five (135) feet, more or less, to a bound;
THENCE easterly fifty (50) feet, more or less, to a bound;
THENCE southerly by lot 120 on said plan, one hundred thirty-three (133) feet, more or less, to the point of beginning.
Said premises are conveyed subject to the restrictions recited in Worcester District Registry of Deeds, Book 5569, Page 260 insofar as the same are now in force.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
