MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Mark J. Julien to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Shamrock Financial Corporation, its successors and assigns, dated May 28, 2014 and recorded in Worcester County (Worcester District) Registry of Deeds in Book 52363, Page 359 (the “Mortgage”) of which mortgage Wells Fargo Bank, N.A. is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Shamrock Financial Corporation, its successors and assigns to Wells Fargo Bank, N.A. dated April 23, 2025 and recorded at said Registry of Deeds in Book 71889, Page 367, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 145 Main Street, Oxford, MA 01540 will be sold at a Public Auction at 3:00 PM on March 3, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

A certain tract or parcel of land with any buildings thereon situated in the Town of Oxford on the northwesterly side of Main Street being Lot #10 on plan of property owned by T.S. Cady, Oxford, Mass., by C.L. Woodman dated June 10, 1950, recorded with Worcester District Registry of Deeds Plan Book 180, Plan 44, bounded and described as follows:
BEGINNING at an iron pin at the most southerly corner of said lot;
THENCE N. 32° 13' E. by the northwesterly line of Main Street, 100.47 feet to an iron pin at land now or formerly of the Town of Oxford;
THENCE N. 60° 50' W. by land now or formerly of the Town of Oxford 102 feet to an iron pin;
THENCE S. 26° 45' W. by Lot #9 on said plan, 67 feet to the northeasterly line of Johnson Lane;
THENCE S. 40° 15' E. by the northeasterly line of Johnson Lane, 100 feet to the point of beginning.
The above premises are conveyed subject to the following restrictions:
1. No house to be erected thereon costing less than $5,000.00.
2. No garage to be erected thereon nearer to a street line than the present line of the front of the house, or the side of the house now existing.
SUBJECT to the rights of New England Tel. & Tel, co., and Worcester County Electric Co. as appear of record.
For mortgagor’s title see deed recorded with the Worcester County (Worcester District) Registry of Deeds in Book 52363, Page 357.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
