MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Daniel Yarnie to Steven A. Ross, Trustee of QS Lending Two Trust, dated July 29, 2022 and recorded on August 1, 2022 with the Worcester County Registry of Deeds in Book 68001, Page 342 of which mortgage the undersigned is the present holder, and in which the mortgaged premises’ consist of five certain parcels of land with the buildings and improvements thereon located in Worcester known as 11 Parker Street, 51 & 53 Mason Street and 54 Mason Street, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold separately at Public Auction on the 22nd day of April 2026, commencing at 10:45AM at the mortgaged premises located at 11 Parker Street, Worcester, Massachusetts, followed by the Public Auction at the mortgaged premises located at 51 & 53 Mason Street, Worcester, Massachusetts at 11:00AM and concluding with the Public Auction at the mortgaged premises located at 54 Mason Street, Worcester, Massachusetts at 11:15AM, all and singular the premises’ described in said mortgage.

The land in said Worcester, Worcester County, Massachusetts, bounded and described as Lot 1, containing 11,145 square feet, on the Plan entitled “Plan of Property Surveyed for Tore Services, Inc., Mason Street, Worcester, Massachusetts” prepared by Jarvis Land Survey Inc. dated November 1, 2006 and recorded at the Worcester District Registry of Deeds, Book 850, Plan 36.

54 MASON STREET
Three parcels of land in Worcester, Massachusetts, with all the buildings and structures now or hereafter standing or placed thereon, and all the privileges and appurtenances thereafter belonging, bounded, and described as follows:
Parcel One:
Beginning where the west line of Mason Street meets the northerly line of Parker Street;
Thence northerly on Mason Street, sixty (60) feet;
Thence westerly by land now or formerly of J.H. Clark, sixty-nine and one-half (69 1/2) feet;
Thence southerly sixty (60) feet to Parker Street;
Thence easterly on Parker Street sixty-nine and one-half (69 1/2) feet to the place of beginning.
Said tract of land containing forty-one hundred and seventy (4,170) square feet, more or less.
Parcel Two:
Beginning at a point on the west side of said street at land now or formerly of Brevard;
Thence N 83°19' 14" W by said Breward land fifty and 8/100 (50.08) feet;
Thence N 3° 15" E by said Breward land five (5) feet to apoint;
Thence westerly by land now or formerly of Knight and Fay fifty-nine and 5/10 (59.5) feet to a point;
Thence southerly by land now or formerly of Bardley sixty (60) feet to a point;
Thence easterly by land now or formerly of Bardley one hundred nine and 5/10 (109.5) feet to said Mason Street;
Thence northerly by said Mason Street fifty-one (51) feet to the point of beginning.

The parcel of land shown as Lot 2 on Plan of Land in Worcester, Massachusetts, dated December 7, 1990 and recorded in said Registry in Plan Book 644, Plan 21, and being further bounded and described as follows:
Beginning at a point on the northerly side of Parker Street which point is one hundred nine (109) feet and four (4) inches westerly from the intersection of the westerly line of Mason Street and the northerly line of Parker Street at the southwest corner of land now or formerly of John M. Moore;
Thence northerly in a line parallel to said Mason Street one hundred twenty (120) feet to a point;
Thence westerly in a line parallel to the northerly line of Parker Street sixty (60) feet to a point;
Thence southerly in a line parallel to the first described line forty (40) feet to the northerly line of Parcel A shown on said Plan;
Thence easterly by said Parcel A thirty (30) feet to a point;
Thence southerly by said Parcel A eighty (80) feet to the northerly line of Parker Street;
Thence easterly by said northerly line of Parker Street thirty (30) feet to the point of beginning.

A certain parcel of land with the buildings thereon situated in Worcester, Worcester County, Massachusetts located at 11 Parker Street, Worcester, Massachusetts, bounded and described as follows:
Situated on the northerly side of Parker Street, bounded as follows:
Southerly by said Parker Street about forty (40) feet;
Easterly by land now or formerly of A. Avery White about sixty (60) feet;
Northerly by land now or formerly of F.H. Dewey about forty (40) feet; and
Westerly by land of owners unknown, about sixty (60) feet.

Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid condominium fees, taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. No representations express or implied are made with respect to any matter concerning the premises, which will be sold “as-is”.

TERMS OF SALE:
Twenty-Five Thousand and 00/100 Dollars ($25,000.00) shall be paid in certified or bank cashier's check by the purchaser at the time and place of each individual sale, and the balance of the purchase price for each individual sale shall be paid by certified or bank cashier's check at the offices of Erik T. Potter, Esq., Potter MacLellan LLP, 113 Ripley Road, Cohasset, MA 02025 within thirty (30) days from the date of sale. The successful bidder of each individual sale shall be required to sign a Memorandum of Terms of Sale containing the above terms at the Auction Sale. The Mortgagee reserves the right to bid at any of the sales, to reject any and all bids, to continue the sale(s) and to amend the terms of the sale(s) by written or oral announcement made before or during the foreclosure sale(s). If any of sale(s) are set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid and if any of the sale(s) are set aside for any reason, it shall not have an impact on the other sales, each being sold separately from the others. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee’s attorney. The description of the premises’ contained in said mortgage shall control in the event of an error in this publication.
