NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Albert Puma to TD Bank, N.A., dated September 28, 2018 and recorded with the Worcester County (South District) Registry of Deeds in Book 59483, Page 145, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 a.m. (ET) on the 1st day of July, 2026, on the mortgaged premises located at 7 Sunrise Drive, Southborough, Massachusetts 01772, all and singular the premises described in said mortgage.
TO WIT: The following described property is situated in the Southborough, County of Worcester and Commonwealth of Massachusetts:
The land with the buildings thereon on sunrise drive, Southborough, Worcester county, Massachusetts, being further described as follows:
Lot 4A as shown on a plan of land entitled: "plan of land in Southborough, Massachusetts, owned by:
Robso Realty Trust, Thomas H. Wellen, trustee, Book 9611, Page 202; Central Mass. Engineering & Survey, Inc., 72 Hosmer Street, Marlborough, MA 01752; Date August 22, 1988; Scale 1" -40'," Recorded wth Worcester District Registry of Deeds in Plan Book 605, Plan 74, and to which plan reference may be had for a more particular description of said lot.
Said Lot 4A contains 172,822 square feet, more or less according to said plan.
Being the same property conveyed to Albert W. Puma, individually, by Deed recorded in said Registry of Deeds in Book 59483, Page 128.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of five thousand dollars ($5,000.00) by certified or bank check made payable to TD Bank, N.A. will be required to be paid by the purchaser at the time and place of sale. TD reserves the right to reject any and all bids at any time. The balance is to be paid by certified or bank check payable to TD Bank, N.A. c/o Duane Morris LLP, 2 Monument Square, Suite 505, Portland, ME 04101-4097, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
