Please be advised that on June 18, 2026 at 7:00 p.m. at the Buena Vista Township Municipal Building, 890 Harding Highway, Buena, County of Atlantic in the State of New Jersey, the Planning/Zoning Board will hold a public hearing on the application of J.L. Cresci LLC, at which time and place all interested persons will be given the opportunity to be heard.
The property is located on 4919 Landis Avenue & 4925 Landis Avenue, in the RA & B1 zoning district and is known as Block 7701 Lots 12 & 22.

The applicant seeks minor subdivision with lot area variance of .9 acres where 2.0 acres is required by the B-1 zone and front yard setback variance for each of the existing residences with 69.8' and 66.3' front yard set backs where the B-1 zone requires 70'. These are pre-existing non-conformities which will not be expanded
and any and all other variances and waivers that may be required and granted by the Board.
A copy of said application and related documents, are on file in the Office of the Secretary of the Planning & Zoning Board and may be reviewed by all interested parties prior to the meeting.
