PUBLIC NOTICE
Hallmark Homes – Hilltown II LLC has submitted a Sewage Facilities Planning Module for an Act 537 Plan revision to Hilltown Township, Bucks County, Pennsylvania, to address the wastewater treatment and disposal needs for the proposed land development located on the Rosenthal Tract Development along Swartley Road in Hilltown Township, Bucks County, Pennsylvania. Hallmark Homes is the owner of an approximate 43-acre tract of land which is proposed to be developed for 84 new residential homes with associated driveways, roadways and utilities. Public notice is required for all projects that have had potential conflicts identified by the Pennsylvania Historical Museum Commission (PHMC) pursuant to 25 Pa. Code § 71.21(a)(5)(i-iii). PHMC has determined that the development site has a high probability that National Register-eligible archeological sites may be present within the project area.
The proposed land development proposes a public sanitary sewer system that will convey sewage through the Hatfield Township Municipal Authority's sewer system to the Neshaminy Interceptor which is owned by Hatfield Township Municipal Authority and ultimately to the Hatfield Township Municipal Authority Treatment Plant. The residential subdivision will create 84 new homes with an additional connection of the clubhouse, and therefore the system will serve 85 equivalent dwelling units (EDUs). The projected design flow for this project is 21,250 gallons per day.
A 30-day public comment period has been established from the date of this publication in which to receive written comments regarding this Planning Module. The Planning Module is available for review and inspection at the Hilltown Township Municipal Building, 13 W. Creamery Road, Hilltown, Pennsylvania where it can be reviewed during normal business hours of 7:30 a.m. through 4:30 p.m. Monday through Thursday and 8:00 a.m. through 12:00 p.m. on Friday. All comments must be submitted to the Township in writing within thirty (30) days of the date of publication of this notice.
