By virtue of the above stated writ, to me directed, issued out of the SUPERIOR COURT OF NEW JERSEY, CHANCERY DIVISION Docket No. F00915424 will be exposed to sale at public venue on TUESDAY the 16th DAY OF SEPTEMBER, A.D. 2025 between the hours of 12 o'clock and 5 o'clock (at 2 o'clock) Prevailing Time in the afternoon of said day at the Office of the Sheriff, Toms River, Township of Tom's River, County of Ocean, New Jersey.
This sale was previously scheduled to be sold on JUNE 17, 2025. On or about that day sale was canceled per attorney for Plaintiff. Sale is now being advertised for 4 consecutive weeks in order to inform the public of teh rescheduled date of sale per the attorney for the Plaintiff.

Subject to: such facts as an accurate survey and physical inspection of the premises may reveal, easements and restrictions of record, if any; unpaid taxes, assessments, water and sewer liens, if any; rights of tenants and occupants, if any; state and municipal ordinances, statues and regulations, including zoning ordinances; any outstanding taxes, water and sewer with interest through the date of payoff; if the sale is set aside for any reason, the purchaser at the sale shall be entitled only to a return of the deposit paid. Surplus Money: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The amount of judgement to be satisfied by said sale is the sum of $271,921.33 more or less plus interest.
The Sheriff shall deduct his fees, costs and comissions of sale from the total amount bid at the sale.
A 20% deposit (cash or certified funds) is required from the Successful Bidder at the time of sale.
