By virtue of and in obedience to a Writ of SEIZURE AND SALE directed to me by the Honorable 17th JUDICIAL DISTRICT COURT in and for the PARISH OF LAFOURCHE, State of Louisiana, dated: 06/05/25, in the above entitled and numbered cause, I shall proceed to sell at online auction on 09/24/25, beginning at 9:00 a.m., and bids may be entered on the platform having the following electronic address: www.bid4assests/LPSOSheriff to the last and highest bidder for cash, the following described property, to wit:
Property will be sold in as is condition.
LOT 13 BLOCK 6:
One (1) certain lot of ground, situated in the Parish of Lafourche, State of Louisiana, on the right descending bank of Bayou Lafourche, at about thirty-four (34) miles below the City of Thibodaux; said lot being designated as LOT THIRTEEN (13) OF BLOCK SIX (6) OF THE FRANCIS J. DUCOS SUBDIVISION ADDENDUM NO. ONE (1); said lot measures Seventy (70') feet front or in width, by a depth of Seventy-one feet and Two and three-fourths inches (71' 2 3/4 "), and closing to Seventy feet and Nine and three-fourths inches (70" 9 3/4" ); said lot bounded in front by Willow D Street, towards Bayou Lafourche by Lot Fourteen (14) belonging to Donald A. Melancon et ux, West by Lot Eight (8), and towards the rear by Lot Twelve (12), all of Block Six (6) of said subdivision, together with all the buildings and improvements thereon, and all rights, ways, privileges and servitudes thereto belonging or in anywise appertaining; LESS AND EXCEPT HOWEVER: a restriction clause as follows: the said vendor herein FRANCIS J. DUCOS in a deed to the State of Louisiana and the Department of Highways to retain the rights to clean for drainage the existing canal on the aforementioned lot or tract of land according to the right-of-way dated May 18, 1959. There is also another restriction by the vendor who requires a decent building, if any is to be erected on said property herein sold.

FRANCIS J. DUCOS SUBDIVISION ADDENDUM NO. ONE (1); said lot measures Seventy (70') feet front or in width, by a depth of Seventy-one feet and Seven and three-fourths inches (71' 7 3/4"); bounded in front by Willow D Street, towards Bayou Lafourche by Lot Fifteen (15), West by Lot Seven (7), and South by Lot Thirteen (13), all of Block Six (6) of said subdivision, together with all the buildings and improvements thereon, and all rights, ways, privileges and servitudes thereto belonging or in anywise appertaining; LESS AND EXCEPT HOWEVER: a restriction clause as follows: the said vendor herein FRANCIS J. ONE (1); said lot measures Seventy (70') feet front or in width, by a depth of Seventy-one feet Seven and one-fourth inches(71' 7 1/4") bordering Lot Fourteen (14), and a depth of Seventy-two feet and five-eighths inches (72' 0 5/8") bordering Lot Sixteen (16); bounded in front my Willow Street, towards Bayou Lafourche by Lot Sixteen, West by Lot Six (6) of Block Six (6), and toward the rear by Lot Fourteen (14) belonging to Donald A. Melancon et ux; together with all the buildings and improvements thereon, and all rights, ways, privileges and servitudes thereto belonging or in anywise appertaining; LESS AND EXCEPT HOWEVER: a restriction clause as follows: the said vendor herein FRANCIS J. ONE (1); said lot measures Seventy (70') feet front or in width by a depth of Seventy-two feet and Five and five-eighths inches (72' 5/8"), bordering Lot Seventeen (17), bounded in front by Willow Street, West by Lot Five (5) of Block Six (6), towards new highway by Lot Seventeen (17) and towards the rear by Lot Fifteen (15), together with all the buildings and improvements thereon, and all rights, ways, privileges and servitudes thereto belonging or in anywise appertaining; LESS AND EXCEPT HOWEVER: a restriction clause as follows: the Said vendor herein FRANCIS J. DUCOS in a deed to the State of Louisiana and the Department of Highways to retain the rights to clean for drainage the existing canal on the aforementioned lot or tract of land according to the right-of- way dated May 18, 1959. There is also another restriction by the vendor who requires a decent building, if any is to be erected on said property herein sold; subject to restrictions, servitudes, rights-of-way
and outstanding mineral rights of record affecting the property.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of $216280.05 DOLLARS, along with interest and attorney’s fees and all other costs including my own costs and charges.
