NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated May 20, 2025, and entered in Case No. 22001239CA of the Circuit Court of the Fourteenth Judicial Circuit in and for Bay County, Florida, wherein SAMMED GOVARIA is the Plaintiff and SHELLY ANN C. GRANT, an individual and 388 PROSPER LLC, a Florida limited liability company, are the Defendants, the Clerk of the Court, Bill Kinsaul, will sell to the highest and best bidder for cash, by electronic sale at https://www.bay.realforeclose.com, beginning at 11:00 a.m. Central Time on the 16th of September, 2025, the following described property as set forth in said Final Judgment, to wit:

WEST, BAY COUNTY, FLORIDA; MORE PARTICULARLY DESCRIBED AS

BEGIN AT THE SOUTHWEST CORNER OF SAID SECTION 21; THENCE NORTH 02 DEGREES 48 MINUTES 50 SECONDS EAST ALONG THE WEST LINE OF SAID SECTION 21 FOR 1316.24 FEET; THENCE LEAVING SAID WEST LINE OF SECTION 21 NORTH 57 DEGREES 41 MINUTES 22 SECONDS EAST FOR 1702.59 FEET TO THE NORTHEASTERLY LINE OF AN ALABAMA ELECTRIC COOPERATIVE
EASEMENT (100' RIGHT OF WAY); THENCE SOUTH 28 DEGREES 33 MINUTES 10 SECONDS EAST ALONG SAID NORTHEASTERLY LINE FOR 2650.00 FEET; THENCE NORTH 89 DEGREES 56 MINUTES 17 SECONDS WEST FOR 4558.18 FEET TO THE EASTERLY MAINTAINED RIGHT OF WAY LINE OF PROSPER ROAD; THENCE NORTH 18 DEGREES 32 MINUTES 06 SECONDS EAST ALONG SAID EDGE OF MAINTAINED ROAD FOR 105.44 FEET TO THE SOUTH LINE OF SAID SECTION 20; THENCE SOUTH 89 DEGREES 56 MINUTES 17 SECONDS EAST ALONG SAID SOUTH LINE FOR 1754.44 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with the Clerk of Court within one year after the sale.
