NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by John Gillis, Irene Gillis to Mortgage Electronic Registration Systems, Inc., as nominee for American Brokers Conduit, dated March 10, 2006 and registered at the Norfolk County Registry District of the Land Court as document number 1097320, and noted on certificate of title number 56892, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as nominee for American Brokers Conduit, its successors and assigns to U.S. Bank National Association, as trustee, successor in interest to Bank of America, National Association as trustee as s/b/m to LaSalle Bank NA as trustee for Washington Mutual Mortgage Pass-Through Certificates WMALT Series 2006-5, registered on January 11, 2016, Document No. 1345549, as noted on Certificate of Title No. 56892
U.S. Bank National Association, as trustee, successor in interest to Bank of America, National Association as trustee as s/b/m to LaSalle Bank NA as trustee for Washington Mutual Mortgage Pass-Through Certificates, WMALT Series 2006-5 to U.S. Bank NA, successor trustee to Bank of America, NA, successor in interest to LaSalle Bank NA, as trustee, on behalf of the holders of the Washington Mutual Mortgage Pass-Through Certificates, WMALT Series 2006-5, registered on April 9, 2018, Document No. 1398367, as noted on Certificate of Title No. 56892
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 4:00 PM on September 24, 2025, on the mortgaged premises located at 7 Gridley Street a/k/a 1 Gridley Street, Quincy, Norfolk County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
A certain parcel of land situate in said Quincy and in Milton, bounded and described as follows:
EASTERLY by Gridley Street, one hundred fifty-six and 44/100 (156.44) feet;
SOUTHERLY by Lot 179 as shown on the plan hereinafter referred to, one hundred fourteen and 12/100 (114.12) feet;
SOUTHWESTERLY twenty-three and 39/100 (23.39) feet; and
NORTHWESTERLY one hundred eighty-six and 59/100 (186.59) feet, by land now or formerly of Nathaniel H. Stone et al Trustees.
Said parcel is shown as Lots 174 to 178, both inclusive, on plan hereinafter referred to.
All of said boundaries are determined by the Land Court to be located as shown on a plan drawn by Ernest W. Branch, Civil Engineer, dated Mar. 30, 1921, as approved by said Court, filed in the Land Registration Office as No. 8545B, a copy of a portion of which is filed in Norfolk Registry District with Certificate No. 6015 Sheet 1, Book 31.
For mortgagor's(s') title see deed registered with Norfolk County Registry District of the Land Court as Document No. 184573, as noted on Certificate of Title No. 56892.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
