NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage Deed and Security Agreement, given by Luxus Property LLC, to John F. Coyle, Jr. and Muriel J. Coyle, dated December 4, 2023, and recorded at the Bristol County, Fall River District, Registry of Deeds in Book 11423 Page 100 (the “Mortgage”) of which Mortgage John F. Coyle, Jr. and Muriel J. Coyle are the present holders, for breach of conditions of said Mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 11:00 a.m. on September 17, 2025, on the mortgaged premises located at 99 Nashua Street, Fall River, MA 02721, the premises described in the Mortgage,
TO WIT:
99 NASHUA STREET, FALL RIVER, MA
The land situated in Fall River, in the County of Bristol, Commonwealth of Massachusetts, with all buildings and improvements thereon, if any, and being shown as:
BEGINNING at the easterly corner of the lot to be described, at the westerly corner formed by the intersection of Nashua Street and Lonsdale Street;
Thence Southwesterly by the northwesterly line of said Lonsdale Street, one hundred one and 01/100 (101.01) feet to land now or formerly of Mary Sullivan;
Thence Northwesterly by said last named land, fifty (50) feet;
Thence Northeasterly parallel with said Lonsdale Street, one hundred one and 01/100 (101.01) feet to the southwesterly line of Nashua Street aforesaid;
Thence southeasterly by said southwesterly line of Nashua Street, fifty (50) feet to the point of beginning.
CONTAINING eighteen and 40/100 (18.40) square rods, more or less.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of recorded entitled to precedence over the Mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The high bidder will be required to sign a Memorandum of Sale upon acceptance of bid. The balance is to be paid by certified or bank check at Peter A.
