SUBSTITUTE TRUSTEE=S NOTICE OF SALE
WHEREAS, on the 31st day of October, 2024, GARY M. FARLOW executed a certain Deed of Trust unto John S. Harmond, President/CEO, as Trustee, for CENTURYFIRST FEDERAL CREDIT UNION, Beneficiary, to secure an indebtedness therein described and which Deed of Trust is recorded in Book MTG307 at Page 151-157, of the Records of Mortgages and Deeds of Trust on Land on file in the office of the Chancery Clerk of Perry County, Mississippi; and
WHEREAS, under the terms and conditions of said Deed of Trust, the Beneficiary may at any time deemed best and without giving any reason therefore, appoint a successor of the Trustee named in the above-described Deed of Trust; and
WHEREAS, on the 28th day of July, 2025, the Beneficiary appointed Je’Nell B. Blum, as Substitute Trustee, which instrument is recorded in Book SUB TRUST 3, Pages 415-416, of the Records of Mortgages and Deeds of Trust on Lands on file in the office of the Chancery Clerk of Perry County, Mississippi; and
WHEREAS, default having been made in the payment of a portion of the indebtedness secured by said Deed of Trust, and the holder of said Deed of Trust having declared all of the amount due and having requested this sale for the purpose of paying any indebtedness or as much thereof as said sale brings;
NOW THEREFORE, I, Je’Nell B. Blum, Substitute Trustee, will on the 18th day of September, 2025, within lawful hours, being between the hours of 11:00 O=Clock A.M. and 4:00 O=Clock P.M., offer for sale and will sell at public outcry to the highest bidder for cash, at the Main Front Entrance of the Perry County Courthouse, located at 103 South Main Street, in the Town of New Augusta, County of Perry, State of Mississippi the following said property situated and being located in the County of Perry, State of Mississippi, and being more particularly described as follows, to-wit:

PARCEL NUMBER ONE: Beginning at the Northwest corner of Lot Five (5) Block One (1) of A.H. McSwain’s Third Addition to the Town of New Augusta, County of Perry, State of Mississippi, run thence East Fifty (50) feet, run thence South Two Hundred and Ten (210) feet, run thence West Sixty (60) feet, run thence North Two Hundred and Ten (210) feet to the point of beginning.
PARCEL NUMBER TWO: Lots One (1) and Four (4) in Block Eighteen (18) of the Town of New Augusta Depot (now New Augusta) as per the map or plat thereof on file in the office of the Chancery Clerk of Perry County, Mississippi.
PARCEL NUMBER THREE: The North Half (½) of the Southeast ¼ of Section 19, Township Three (3) North, Range Ten (10) West, Perry County, Mississippi.
LESS AND EXCEPT: That part mapped in the Town of Augusta Depot (now New Augusta) Perry County, Mississippi.
LESS AND EXCEPT: The West 810 feet of the Northwest Quarter of the Southeast Quarter of Section 19, Township 3 North, Range 10 West, in the County of Perry, State of Mississippi.
LESS AND EXCEPT: Commence at a ½” iron pipe at the northeast corner of the NE¼ of the SE¼ of Section 19, Township 3 North, Range 10 West, Perry County, Mississippi, and run S00°48'04"E for 520 feet; thence run N89°56'23"W for 556.00 feet to a ½” rebar; thence run N00°48'04"W for 172.00 feet to a ½” rebar; thence run N89°56'23"W for 152.30 feet to a ½” rebar and the point of beginning. From the point of beginning run N00°48'04"W for 250.00 feet to a ½” rebar; thence run N89°56'23"W for 403.20 feet to a ½” rebar; thence run S00°48'04"E for 250.00 feet to a ½” rebar; thence run S89°56'23"E for 152.86 feet to a ½” rebar; thence run N 27°08'00"E for 130.04 feet to a ½” rebar; thence run S62°52'15"E for 200.69 feet to a ½” rebar; thence run S27°08'00"W for 23.37 feet to a ½” rebar; thence run S89°56'23"E for 15.96 feet back to the point of beginning. Said parcel of land is part of the NE¼ of the SE¼ of Section 19, Township 3 North, Range 10 West, Perry County, Mississippi and contains 1.95 acres, more or less.
LESS AND EXCEPT: Those parcels of the North Half of the Southeast ¼ of said Section, Township and Range heretofore sold by predecessors in title together with all improvements thereon and appurtenances thereunto belonging.
LESS AND EXCEPT: The West ½ of Lot 4, Block Eighteen (18) of the Town of Augusta Depot (now New Augusta) as per the map or plat thereof on file in the office of the Chancery Court of Perry County, Mississippi.
I will convey only such title as is vested in me as Substitute Trustee and such title shall be conveyed without representations or warranties of any type whatsoever.
