EXECUTION AND ORDER OF SALE
SAGECREST HOMEOWNERS' ASSOCIATION, an Arizona nonprofit corporation, Plaintiff(s),
vs.
CECILIA M. BALTAZAR, an unmarried woman; THE UNKNOWN HEIRS AND DEVISEES OF CECILIA M. BALTAZAR, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 25th day of June, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 23rd day of May, 2023, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $8,961.45; 2024 thru 2025 assessment -- $1,716.00; Late charges charged on 2023 thru 2025 assessment installments -- $390.00; Interest accrued on judgment through June 17, 2025 -- $1,432.98; Supplemental attorney fees and costs pending Court approval -- $2,398.84; Less credits or payments applied -- ($3,823.01); Total judgment balance as of June 17, 2025 -- $11,076.26.
Interest will continue to accrue at the rate of $1.45 per diem from July 18, 2025, plus monthly late charges of $15.00 commencing July 2025. Additional assessments will accrue January 1, 2026 in an amount not less than $936.00, plus monthly late charges of $15.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 120, of SAGECREST, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 622 of Maps, Page 36.
AKA: 1205 East Graham Trail, Phoenix, Arizona 85040.
That the period of redemption of said Defendant-Mortgagors, their successors in interest and all of them be limited and restricted to thirty (30) days after the date of sale in accordance with A.R.S. 12-122 (A) as amended.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the18th day of September, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
